Quiet frequently I am asked numerous questions, particularly by potential buyers who are not familiar with Westchester, CA.90045. Ironically there are even Los Angeles Real Estate Practitioners who do not have the answers. So with that let said let me share a compilation of some of the Answers below.
Most people are interested about the percent of vacant homes and what per cent are rentals vs. owners. These numbers I find very fluid because in the past three years numerous Apartment Complexes were built on the major thoroughfares of the 90045 zip code. Unfortunately these numbers are mixed in with the Residential Family Homes and they skew the statistics. The actual rental homes are very few in the 90045 zip code. There are many reasons, one of them happens to be, that the Single Family homes fall into the "affordable category" hence the people who ended up buying are thrilled to be home owners hence very few are absentee home owners.

The 90045 zip code is a magnet for first time home buyers. As the aging home owners move out of the area young couples are moving in. This is all because of the affordability I mentioned above.

For Los Angeles the housing stability is an interesting statistic to watch, many people from all over the country to move here to either try to become a success in their chosen field. Or they relocate because of the climate. Once they have Relocated to Los Angeles, they realize that it is a totally different life style, different culture and just not what they were used to from where ever they came from. Generally the first couple years determine if they have made the adjustment or not. Hence if they did not they move out of Los Angeles then they start to figure out where they want to live and come to terms with what their budget and life style can afford. Now with that said Westchester is a quiet neighborhood with a very suburban feel to it virtually minutes to the Pacific Ocean as well as a short drive to Beverly Hills, Santa Monica and even to Manhattan Beach.

Now with that said another interesting question is raised about the income of the local residents. Again this fluctuates with the turnover as well as the rental community. Never the less it is very telling:
