Home sales dipped a bit and prices continued to flatten in the The Sun City Grand real estate market through January. The number of homes sold in Grand for the month of January was down 7% versus December, and down 30% from last year. The average sale price rose slightly (+$1,017) from December but was up 17% year over year. The average days on market was 41, which is a 24% decrease from December and 27% less than January 2018. The burn rate (number of homes currently under contract/homes actively on the market) is 2.86 months, back in the seller's market column. Currently there are 123 homes on the market in Grand and 66 under contract, which foreshadows a stronger report for February. The 12 month moving average price $316,148, continues to edge up, 7% over 2018.
