UPDATES TO 4B BEAUMONT

From the owners:  What we love about this house is how solid
& low-maintenance it is! Here are the updates we made:

Renovated the kitchen and added marble countertops, stainless steel appliances, and a breakfast bar. Also converted the electric range to gas.

Removed old terra cotta sewer line.

Put in a new hot water heater.

Upgraded the electrical system: adding grounded outlets in the bathroom and kitchen and converting the breaker box to ensure safety.

Switched from oil heat to gas, getting a new, smaller furnace and removed the oil tank from the basement.

Added a second full bathroom in the basement.

Added a small patio on the side of the house (we eat dinner outside often in the spring and fall.

The roof was new when we bought it in 2011.

Basement is completely waterproofed.

Added covered gutters.

WHAT THE HOMEOWNER LOVES

When we found our home at 4B N. Beaumont, we loved how central it was to everything in Catonsville. We knew we would be able to walk everywhere!

What we love about our home is how bright and airy it feels. We get bright morning sun in the back and afternoon sun in the front. We never have to turn on the lights! The house is so open that it feels so much more spacious than it looks. There is so much to love about Catonsville, this neighborhood, and this house, specifically. We stayed long after we outgrew the house because we love it so much.

We love sitting on the front porch in the summer and watching the kids play in the yard. And our small backyard vegetable garden never fails to produce more tomatoes and cucumbers than we can possibly eat.

Our utility costs are incredibly low! The radiators keep the house so warm that we rarely raise the thermostat above 60 in the winter. In the summer we only turn the air conditioners on in the late afternoon and at night. We turn them off in the morning and the house stays cool all day.

GREAT NEIGHBORHOOD!

The best part of living in such a central location is being able to walk everywhere. The library is right across the street so there is a good chance you'll save money on overdue book fees!

Hillcrest is only a few blocks away so you can bike or walk to school (if you can get the kids out the door on time). We walk to restaurants, shops, and friends' houses. Last minute dinners are usually quick walks to Catonsville Gourmet market to pick up fish and Atwater’s for bread and dessert. In the summer, we walk to Opie’s multiple times a week.

The Catonsville parade is steps away in the summer so you can take breaks when it gets way too hot. The Old Catonsville Neighborhood Association is a great way to be involved in your community: yard sales, block parties, and an involved community listserv that keeps you informed of everything going on in the neighborhood.

WE LOVE CATONSVILLE

Catonsville is such a special place. We love that it is such a community oriented place to live and raise kids. Residents are involved and genuinely care about the town. Every season brings something fun, from the parade and fireworks in the summer to the Christmas celebration and Santa house in the winter. Frederick Road Friday nights, the farmers market, and music at Lurman Woodland Theatre are some other great summer activities.

Our favorite restaurants are Catonsville Gourmet for date nights, Chef P's with the kids, and Matthews for drinks. All in walking distance! The grocery store we use is Giant on Rt 40, which is super close. But we also do a lot of local shopping at the farmers market, Catonsville Gourmet, Treuth's, and Atwaters. Honestly, I'm at CVS and 7-11 almost daily for forgotten items or snacks, since they're both right around the corner. And Oakdale is a quick walk for beer and wine.

I moved to Catonsville for my husband, but it quickly became clear to me why he never left, having grown up here. Catonsville is close to D.C. and Baltimore City, so there's plenty of city life to access whenever you want. (Also the airport, when you want to get further away) But coming home to Catonsville is so comfortable. It feels like a slower pace of life. The world is speeding up but Catonsville keeps it chill.

LOVE CATONSVILLE SCHOOLS
And lastly, the schools are so great in this area. Hillcrest in particular is such an amazing school. The PTA is so involved, the teachers are incredible, and the extra-curricular activities are fun! We love that our kids can walk to the local neighborhood school!
