OK
I know lots of you are looking to find out what Midori and I came up
with. She posted yesterday some of what we did. I was going to
yesterday, but I was fried and needed to relax! What a week.
Like
I said the other day, when we got this challenge I knew it was going to
be hard for me since I had no listing presentation. I pretty much would
wing it. I was only using a CMA from the MLS as one, and no idea about
using a pre-listing. I have a listing appointment coming up and you
know I am definetly going to send this presentation to him.
The
email I sent Rich was both a combination of video and texted. Since I
have never met Rich I wanted him to be able to put the face with the
name. Making it a little more personalable. Here is the email I sent. I
wanted to be aware of how many homes were already on the market and
what to expect when I come a sit down with him.
Hi
Rich
Just
wanted to let you know that I have attached some documents to look over
that I will be bringing to our appointment. I have also attached a
PowerPoint presentation on my marketing plan. We will go into detail at
our meeting, this is just an overview.
Below
is a quick video to go along with the email.
Here
are just some stats on what is Active and Sold or Pending. Just so that
you are aware of what you are up against. For
Broward County Active-

For
Tamarac Active-

Communication
is the key to a satisfactory business relationship. To assist
with communication, we've developed a team to assist and to ensure you
get the best service. I find it helps to give you a detailed
overview of what to expect while your house is on the market.
If you have concerns about any of the items in , please, please express
them - call me! Nothing is carved in stone and we work very
diligently at working with every seller in the way that is best for the

Who do you know that would like
to buy or sell, referrals are the greatest compliments I can ask for!
In the
email I attached a Pre-listing letter, Pre-listing package-which
included a listing agreement- sellers disclosure and an AS-IS addendum,
and a PowerPoint slide show. Here is a few shot from the show, I know
Midori posted a few, here are a few more.
This is my
commitment, wanting to let him know what I stood for, and that he would
have it in writing.
This is my
about me page, giving a little more of who he is going to work with.
I have
been told by other agents that a listing presentation take awhile to
put together and all we had was a weeks time. I was so nerved wrecked,
Midori had to calm me down all week. I kept coming up with
all these different ideas and knew we couldn't use them all. Whil
Midori was at the tech fair I was working on adding so many things to
the slide show. I emailed it to her and she disected it. I am so happy
that I have a mentor who understands what I am thinking and which way I
am headed. Its easier to adapt that way.
Now for those who missed the video email that Midori posted the other
day I will post it here again for you to view. Thank you all for the
congrats. Its very much appericated!!
Stats in a prelisting package are a great way to for a seller to review the market data prior to you meeting with them. The seller is much more aware of market by the time you arrive and they are obviously better educated to what homes have been selling for.
Great job! The pre-listing ideas look fantastic. I know you have given it your best effort and it shows! Good luck with all the new listings that will be coming your way!
Hi Jeannette-well I just splashed your presentation to our company and they loved it! They are very excited we won this challenge and now we have many rooting for us! Hopefully we will always continue on.
I did point out to them regardless we will still do the entire program!
Great job and I am still not tired of seeing your smiling face!
Jeanette,
I hate to be the one who does this...BUT....there are several spelling mistakes I think I caught on the Powerpoint screens:
1.) "My Personnel Commitment To You"
It should be "Personal", not "personnel".
2.) "Professional Advise"
Should read "Professional Advice"
3.) Could be the screen "fuzziness"...but is there an "L" at the end of "Bilingual"??? I couldn't quite tell.
By the way...I like your idea alot! We've been looking into helping agents create ONLINE presentations where all you need to do is forward the link instead of attaching the presentation to an email. There are still many email services who do not allow large file attachments through...or spam filters that view attachments as junk or virus potentials. You may also run across someone who doesn't have Microsoft Office/PowerPoint on their computer....so there could be some uncertainty about whether they're able to open it or not. I'd hate to see your hard work go down the drain!!
A more effective way might be to convert the presentation into Flash and post it on the web...so that all your customer has to do is click on a link....sit back...and watch!
By the way....I still have four free blog header designs available if any of you missed the post from last night. Click here to view: http://activerain.com/blogsview/534036/1-Free-Blog-Header

David Daniels-So sorry for the imperfections! I think that is what makes some of us human and very humble! I think it's a shame you placed this in the comments you could have easily sent an e-mail. This young lady is trying to be better...we have so many copies of this slide show and with so many corrections..this might be one of the drafts..so please excuse us and our imperfections!
As far as the words she chose those words...they are hers and not anyone else's this is her presentation..not mine...not yours..but hers.
I'm sure she appreciates the feedback..and so do I! :) and so sorry it was disappointing...I gotta tell ya...her customer's like it and..that is what matters!
Jeannette and Midori, this is a lovely presentation! Jeannette you have done a terrific job! I am so impressed with your video and I am honored to still be hanging with you in this contest.
Now, to Mr. Daved Danials...you're a jerk. AR is here to promote good will, learning, ethical real estate practices and to enjoy one another. If you, in any way, shape, or form believe that you know one single thing about Marketing Ettiquette or How to deal with people, you have been grossly misinformed. I am saddened to say that IMO you will not be successful here.
Jeannette- From the bits of information given, I'm sooo impressed with what you were able to get done in a week. I look forward to seeing more of your creativity in future posts. Congrats on your well deserved win.
Midori!!!
Oh my gosh!!! I wasn't criticizing maliciously at all!!! I proofread and correct stuff all day long (it's an occupational hazard!) And I felt it was an important contribution here (in public vs. private) to help others realize that these kinds of minor oversights can...(and DO)...have an impact on the overall effectiveness of the presentation as a whole.
Your response implied that I suggested that the presentation was disappointing, but I didn't mention that word anywhere in my response! On the contrary, I think I said I liked the idea a lot!
I'm also certain her customers liked it! It's innovative, creative and an effective tool toward establishing a rapport with a prospective seller! I applaud the efforts completely! It was a job well done...but I did notice the misspelled words...and felt it pertinent to bring up.
My sincerest apologies if that hurt anyone's feelings!
Deb,
I almost can't imagine anyone responding the way you did. Unbelievable. It was a truly uncalled for and vicious attack. For what? Pointing out spelling errors? That's, after all....all I did. I said I liked her idea a lot...and suggested that to ensure a greater audience could view her presentation, that she post it on the web as a Flash presentation versus emailing it to clients whose spam filters or inbox limitations may prevent them from receiving it.
How you twisted that into me being a jerk...is honestly beyond me. It was absolutely intended to be helpful and it was done with a sincere caring for her success.
Oh...I also happen to own one of the most prominent and successful real estate marketing firms on the west coast. So not only are you not in a very good position (after your bullying rant) to preach that this site is here for helping, caring and good will, but you're also sadly wrong in your assumption about my success as a marketing expert.
Dave
David Daniels-Apology accepted and yes I am being protective and for good reason! I just feel maybe you should have addressed somewhere else. and accept my apology for using the harsh words disappointment..and you are right..you did in fact said you liked the presentation. On a much more postive note welcome to the rain! (I sincerely mean it!) :) and I skimmed through your site and that is some interesting products and great info that you have. I also like the look!
And if I didn't have Marti make my background..I sure would have asked you! Very nice..
Giving the seller some stats and the time to absorb them is a very good idea. Many have unrealistic ideas about the market, and the short time of a listing presentation doesn't give them time for the numbers to sink in.
Christine- Yes a crazy week indeed, but so worth it!
Lane- Agreed, they can soak up the numbers prior to the visit, and if its more than a week away-the appointment I mean- we can bring updated numbers as well!
David- First let me start by saying hello and welcome to AR. Now as far as the presentation goes. This was done in a weeks time. Usually when something with this amount of information is worked with I know its with more time. Some of us are protective about our work especailly with the little amount of time we are given. Now I understand that there are some errors that I will go back and check. Please don't feel that we are attacking you in any way. Its only a matter of courtesy. Thank you for the suggestion about the flash. It was mentioned to me before, but like I said we were short on time.
Katerina- Thank You!!!
Natalie- That is how were are going to learn, sometimes by the mistakes of others. I put myself out there because I know there are other agents in the same boat as I and it goes to show them that anyone can do this!
Matt- Thank you very much and follow along, I am stepping up my game!
Cyndee- thank you and it is my pleasure!
Diane- Not sure if you are aware this presentation was for the contest. Now I have another listing that I am going to on Friday that I went ahead and sent this info to, so we will see!
I like the package an I like the idea in general, but I would also like and would not have been upset at any feedback; including Dave's. If it were my presentation, I would like the mistakes to be pointed out and I would like to fix them. It's all part of helping someone better what they do. It's part of learning.
Some of us are trainers; some of us are writers; some of us sell; and it's when we all come together and help each other, that we can all better ourselves and learn. I don't want to show a presentation or anything else for that matter, to a client, if it is not professional (that was the reason for doing it in the first place).
Certain types of mistakes make us look sloppy and unprofessional. This is not how we want to show ourselves out there. Dave, you can correct my stuff any time. I would appreciate it, since I want to learn and ensure what I put out there is the best and is not a bad reflection on me or the people I work with.
Sylvie- Thank you for your comment. If you noticed I did thank him for the corrections and went back and changed them. I did explain that we were short on time. I did not put him down in any way. I want to be able to show professionalism and its why I thanked him.
Jeannette, I'm sorry - my comments were not directed at you specifically. It's for all of us, in the same circumstances. It's good to have people around us who -regardess of whose words are in print, if they are wrong - that someone cares enough to correct us and not let us look bad.
Good luck with your presentation and I hope you get lots of listings. :)
The effort you put out in the beginning via the personal video is a bit time consuming, but I think it will ultimately benefit you, help you gain the trust of your prospect, and impress him. Someone that trusts you will stick with your advice down the road. I am practicing for these spot light videos for YouTube and, for someone like me anyway, takes guts. Most people wouldn't feel comfortable speaking into the video which is why it will catch the attention of most prospects. Good job.
Angela- It was not easy, trust me. It took a little over an hour to get done. I repeated it over because i kept messing up. But I think that the more you do it the easier it will get. Good luck.
You are both true professionals. Your creative talents and innovative thinking will take you much further than those who are unwilling to try new things...or embrace new technologies! My original comments were truly meant to be helpful and constructive in their critique. I sometimes have a tendency to "run at the mouth" a little while visiting ActiveRain. There are so many posts I want to respond to...that I find myself feeling "hurried" a bit. Perhaps in that haste, I chose my wording poorly? Please just know that the intent is always one of care, concern and support.
I deal with these kinds of things all the time. Some of the most successful agents we do marketing for...have a tough time with spelling, or grammar, or whatever....but they are the best darned agents a buyer or seller could possibly hope to find. They've come to rely on my attention to detail and our company's design prowess to ensure that what gets out in front of the general public is accurate and unrivaled. They understand that an English Professor at the local University who wants to buy a $900,000 home....may take issue with misspelled words on a flyer...and we laugh together about our various shortcomings. By the time my customers and I have worked together for a while...it's completely okay for me to tease them that mortgage really does have a "T" in it. They tease me back about something I do crazy....and we all have a blast working together toward a common goal.
As a result, I may approach this kind of situation a bit too casually, which I apologize for. If you and I worked together, you'd get to know my personality....and my wry sense of humor. But you'd also appreciate that I'll always look out for your best interests when it comes to marketing real estate.
Thank you both for the warm welcome to ActiveRain. I very much appreciate it!
Sylvie,
I'd be honored to proofread anything of yours (but please...if Toronto uses the same 4,128,006 page sales contracts as we do down here in California, it may take me until 2012 to get back to you!! Will that be okay?? Just tell your sellers to "hang in there". LOLOL!!!
On a serious note, thank you for the supportive comments above. I was beginning to think I had more marbles loose than I already knew about!! (old age...sigh)
Deb,
I may have felt a bit too defensive when I responded to your "jerk" comment. I realize now that you were simply trying to support your fellow AR members...and I probably should have counted to 10 before writing my response. It's just that....well....I'm only a jerk sometimes, and yesterday wasn't one of them.
Dave- I truly understand! Sometimes words are taken out of context and can be heard a different way. I do thank you for pointing things out and have made the necessary changes to the presentation. I really do welcome yo to AR, there is lots to learn on here and you will begin to find out that even though many of us live far away from each other and have never met in person have truly become great friends, and I do hope that you may become one of them. Look forward to seeing more of your work!!!!
Dave, I will share a little story with you. My mom and dad divorced when I was 10 years old. My parents were both teachers. I loved them dearly and the split hurt when mom took me to Texas from Indiana.
My father was pretty strict and hard on me. I wrote him a message once upon a time telling him all about what I had been doing and telling him that I loved him.
A week or so later, I received the letter back in the mail with my mistakes and misspellings circled in red ink.
I may have taken it personally but I think Jeannette did a great job.
I also apologize. Maybe just behind the scenes corrections? I will check out your site and I hope we can still be friends.
Gosh...reading your story was heartbreaking. I, too, grew up in a divorced household (raised by my Dad)...and had little or no contact with my mom.
And now, years later...I'm a single Dad, raising the most beautiful 9-year old little girl in the whole wide world (okay, maybe I'm slightly partial). And I'm 50 years old...so this is my second go-round in the child-rearing department (my older sons from a previous marriage are 27, 22 and 21).
The thought of your Dad correcting a letter like that simply breaks my heart. I can't imagine how that must've made you feel! And it makes me feel guilty for just jumping in here and pointing out spelling mistakes without first explaining where I was coming from and that my position was one of care and concern.
Yep, let's be friends. I like the sound of that.
And thank you for sharing....and for the insight. You and I may have a lot more in common than we thought! Funny how that works, huh?
Dave, I shouldn't have called you a $^*(. I was a jerk. I flashed "red" when I saw that and my lioness instincts popped out like the nails of a mother cat.
I overreacted. I've had a long and weary few weeks in this contest and my instinct jumped in to protect Jeannette. I sowwy.
Okay, now that is all said and done we are friends. I am putting so much time into this contest I don't really have much time to surf but I will visit your site and I thank you for understanding.
Please join our makeover2takeover site so you can review all the posts we are putting out concerning the competition. It's really fun and we are all enjoying it but taking it to heart.
Thank you and let's thank Jeanette for such a wonderful submission!
I have to say, I love the presentation! after reading some of the comments here regarding misspelings and grammar, I realized in the 10 years of selling reel estayte, I've never been hassled about not using speel chek and I've worked with many inteli inelctu, smart people in my kareer. I also blog how I speak. I'm horrible at this stuff but I do it anyway. I am still in the Top 10 out of 425 in my area. I am alwyas strivin 4 imprefction!
Wow! I really like the video email to introduce yourself! I also agree with one of the comments about how comfortable you seemed on the video! I think that would be a nice touch even when initially emailing a relocating buyer! Great Job!
I really appreciate your posts and video. My pre-listing package is probably the weakest part of my marketing efforts and I am glad to find some tips to make it more effective.
Thanks - Russell
I do hope that in your "doing all you can to sell his property" that if it is a home or office building that you are having it professionally staged. It has been statistically proven to make a critical difference.
What a fantastic idea! I just joined Active Rain and yours is the first I've read. You've made my week with such an innovative approach. I can't wait to figure out how to do it myself. Maybe this will spur me on to lose some weight, too!
What a great post and wonderful comments that show how w ecan interact and still be constructive to say the least. I personally liked the presentation and admire you for puttingit out here for us.
That seems like a good idea to make a video explaining your services as a realtor. But it wouldn't work for me. I prefer to be face to face with a client.
Great job! In this market you really need to stand out in the crowd. I don't know many realtors who would take the time to do this. Bravo for your efforts and best of luck with it!
This is wonderful, but I wonder if might be too much information for a pre-listing appointment. But it would definitely make you stand out from another agent.
I too provide information prior to the first appointment, some customers like it others have not taken advantage of the information.
I'm really into all the "techie" stuff too. However, a standard book type presentation is also needed just in case. This week I listed 2 different properties in which the sellers do not use the internet or e-mail......I know, can you believe it?
Great presentation...for the right client. You are really on top of the "new era" of realtors. Most of my clients profess to be internet savvy, but, in reality, they have trouble responding to emails.
This stuff is fantastic! It will become more of the "norm" as we get away from old school ways of doing biz.

I am inspired to redo a few things on MY website now! Great job and thanks so much for all of the great ideas! It is great that you are showing the way for others on how to be up to date on the technical side of selling real estate.
Jeannette, I think you come across as very sincere on the video and you've given him numbers so he knows that you know what you are talking about. Yeah, so there was a spelling mistake; I'm not sure that the seller will care about that unless you're presenting to an English teacher. Actually, some people might find that comforting or reassuring. You're being yourself and people like genuine. The prelisting package is a great idea - all the big time gurus recommend doing one. Yours is high tech but personal and real and I think it will go over well. Please let me know how it turns out for you as we are thinking of doing something similar. Best of luck!
Loved your intro video. That's something that would work wonders for RELO's or out of town clients. Loved the idea of sending market stats in advance of the listing. I always take them with me and review them at the listing, but your way might put them in a more realistic frame of mind. Good luck with the rest of the contest.
This is an excellent idea, thanks for sharing it. I really like the video as it is a way for someone to get to know you without meeting you first. I just finished a listing presentation, sent links to websites, blogs etc, but a video is another professional added touch. Great job.
I think your pre-listing email is AWESOME! I have mainly dealt with new homes, and really want to venture out into resales and buyer representation. You have inspired me to start working on a pre-listing and a listing package. I have never had to really do that before.
Now, how do I get those appointments??? lol
*** Paul- Will you send me one of your listing packages/presentations too?
I am glad I came across this post again. I remembered there was a contest last year and I wanted to look up some of the posts about listing presentation.
Jeannette - You have included a lot of information in you listing package, and that always helps to substantiate your expertise and validate your numbers when it comes to listing price. Job well done.
I think pre-confirmation/meeting packages can be a great idea, however, I also would not waste ANY time in going out and getting the listing secured if I was a Realtor. So, I would think that I could get to the house WAY before that package ever arrived. Maybe fax something or email instead of mailing a package? Great post topic!
good information - I wonder how things turned out. You may want to edit your post and add links to others, for example a link to your friends blog on the same topic.
I'm a real estate marketer, business coach and mentor. I have assisted many real estate agents build a profitable business in a short period of time by using Pre-Listing Package. This revolutionary system can be found at http://prelistpackage.com
Hi Jeannette, thanks for sharing your approach, it is so great to see. I wish you all the best, nice touch.....creative and thoughtful, I'm sure it made a good and lasting impression.
