I didn’t think the investor loan that you offered was real when I heard you describe it. Down payment and credit was never an issue, but my tax returns were always a problem. Not anymore!
As you know, I closed on Thursday and already have identified the next property. By the way, you have made a believer out of my Realtor, as she told me that she has a number of prospective clients that are in similar situations as me and those clients will be coming your way as well.
Once I have the new property under contact, will set up a time for us to get together.

Investor loans are readily available these days. There are several lenders competing and there are a number of different variations so there is no such thing as one size fits all.
All the lenders want to see 20% down, in other words, skin in the game. Credit score demands are from a 580 credit score and up, but I have gotten an exception for a lower score with a 25% down payment. Some have no limit on the number of properties that they will do for one borrower, yet others limit the number of properties they will do for one borrower to five. Most lenders want to see the rent cover the mortgage debt service and yet another wants to see that the rent covers at least 75% of the mortgage debt service.
Lots of options!
