A Book Smart or World Wise Realtor can be two different people or the same one. Don't you think?

There are also Fashion Smart and Health Wise observations.

Book Smart
In this artistic rendition, the individual in the painting, a "Book Smart" Realtor, is absorbing knowledge through traditional books and also in a modern world manner (as I see it) with his Google eye piece, absorbing knowledge for his clients and also his required Realtor continuing education units (CEUs). Note, the Smart Watch is not visible, but I assume it is there. This dual knowledge absorbtion (books and internet) enables this smart Realtor person to keep up on real estate contracts, financing techniques, new real estate tools, current practices and marketing techniquest to sell a home for the best price for a client, either the Seller or the Buyer. In doing so this Book Smart Realtor is able to use his authority, in Arizona to write a real estate contract for a client.
World Wise
However, this Book Smart Realtor also needs to be "World Wise" always being on the look out with his other eye for scams, unscrupolous individuals, homes that have "buyer beware" written on them and always, always be looking out for the Realtor's client and the client's best interests. Using knowledge and expertise the World Wise Realtor is constantly peering out from the books and his Google eye piece to protect the client from the unseen advances of the world such as phishing, buy your home for cash, credit fraud, fair housing, buying "as is", sell quick schemes, multiple offers, seller carry financing, contingency purchases, rent to own and other issues where World Wise knowledge is needed. Having seen it before in the world and not just in books this Realtor is ready to perform!
This Realtor is absorbing book knowledge and also watching out for the vagaries of this world.
Fashion Smart and Health Wise
However, even this savvy Realtor is not 100% perfect. Looking at his other judgement and decision choices in the painting, I do notice:
Fashion Smart? That tie does NOT go with that suit.
Heath Wise? PLEEEEASE the cigar, get rid of it!
