Not long ago I recieved an email from a gentleman that basically said "I want to sell my house as-is, without headache, and at least pay the remaining balance on the mortgage." He didn't leave a phone number so I emailed him back right away and asked if he could call me. He did and I set an appointment to see what condition "as-is" was, and get him started on his payoff, and take a few pictures to get to my investor clients.
I would have bought it myself, but as you may have seen in my last post, my wife and I just bought a Winter Haven Hobby Farm that needs plenty of work, and this would have been too much of a project for us at this time.
I had two investors in mind, and they both agreed to come out on short notice to check this home out. Both wanted it, and were more than happy to make a break-even offer for the sellers, but one decided that they could put a little over $10,000 in the sellers pocket, while still projecting to do updates, repairs, and still make a healthy profit.
Today was the day, and the seller was relieved and excited to be done with this chapter of his life, and get moved into a new place that they will be renting instead of owning. He told me that home ownership was not for him, and they had rather be able to call a landlord to make repairs, and be able to move if they wanted without the hassle and expense of selling a home.
Since I know the buyer that is doing the remodel, I will post updates as this property moves along.
