How to Succeed as a Realtor, Or Conversely Fail. Swing for the Fence

This is the easiest  business in the world to make a lot of money

or be successful if that is your goal, short or long term.  The statistics support my opening statement.  I read all types of emails, proposals for instant success, road maps to millions of dollars,   They must be true and I need to sign up at once.    

But on the other foot, I see plenty of Realtors who show up at the monthly business meetings, take fervent notes, populate the office at least for the next few days, then slowly drift off and disappear, showing up at another brokerage shortly there after because the grass is always greener on the other side of the fence.  So swing for the fence.

So my following comments are just a venting of my current emotions as I try to schedule showing appointments for the following week and the listing agents:

1.  Do not answer their phones. 

2.  Do not have a voice mail set up or their mail box is full. 

3.  Don't respond to texts or emails in a timely fashion.  

One step on the path to success is not to follow those last three steps because buyers and sellers might also call and they want information now and will keep calling until they find another agent.  

Real Estate is a business like any other business in the world.  It has some minor differences but it is still a business where you buy and sell inventory.  It can be expensive inventory but it is still just STUFF.  The first step in selling stuff is knowing everything about that stuff.  Know your market, know your business, keep learning about both.  

Every business in the world faces the same challenges.  How do I succeed in being noticed above and beyond my competitors.  MARKETING IS THE ANSWER.  Part of every day needs to be spent is some type of marketing.  Marketing your business, your listings, your neighborhood farm, your self.  You want people to reach out and contact you about your business because their business is your business.  You can only do business with someone who knows, likes and respects you.  

1.  Social media is the best and cheapest type of marketing currently available to all agents including those new agents with limited funds for other types of marketing.  You need to get out of your own way and market your self as an experienced, passionate Realtor who is not afraid of getting out in the public.  

2.  Direct mail is making a comeback with a resulting increase in cost.  It only works if you have a focused plan and stick to that plan.  

Another key point that leads to success are the hours of operation.  Businesss can only make money when they are open.  if they stay closed two days a week, they are not going to make any money on the days they are closed.  This may seem like a no brainer for most but it is tough to contact some agents on certain days of the week becasue they are not answering ther phones.  

There are numerous other pitfalls and traps that I see agents stumble and fall into on a regular basis.  How do you avoid making these common mistakes again and again?

You seek the advice of an experienced, successful agent who you would like to emulate and continually tap into their experiences and wisdom.  Knowlege, skills and activities are the keys to success in any business.  Victory smiles upon those who anticipate the changes in the market and make small changes from the ordinary.
