when is best?Spring and Summer are typically the busiest times of the year for Greater Cincinnati home sales.  So Spring is here, so is it time to put your home on the market?

Well if you're hiring The Liz Spear Team of RE/MAX Elite, the answer is YES!  Okay, just kidding...what you should expect from us as your agents is straight shooting, and that's what you'll get.

So the answer is....drum roll....IT DEPENDS!

For instance, you may have some personal plans and right now isn't good.

You've got a big vacation coming up, and do you REALLY want to worry about negotiating an offer from a cruise ship in the Mediterranean?  While it CAN be done, it might not be the best use of your time.

Got a wedding coming up?  Do you really want the distraction of selling a home before that?

Kids graduating from high school?  You want to see teen angst do something they think is taking away from their big day!

Or if your home is like ours, if the yard makes a HUGE difference and really adds some significant curb appeal, a few daffodils blooming just isn't going to cut it when all the trees are bare.  When it's our turn to sell, we'll be waiting for green leaves and colorful blooms throughout our gardens.

On the other hand, NOW might be the perfect time for you to sell.

Got a condo, patio home or other low maintenance living option?  There's a shortage of them for sale and buyers are WAITING for something new.  Now is good!

Got an affordable home in a desired living area?  E.g. a $250,000 home in Mason that's in great shape and move-in ready?  You'll be sold before you know it, with or without blooming flowers.

Bottom line, the decision to sell or not sell needs to be personalized.  Finding the BEST time to sell depends on your personal needs AND your home and its target market.
