When its time to buy your next home, whether or going bigger, smaller or somewhere between, its stressful. Most people cannot afford 2 mortgages at one time so it becomes necessary to list and sell your current home in order to move onto the next. The question becomes apparent, how do you accomplish this? Simple, well, at least in my world it is, as I accomplish this feat several times a year. I call these "Domino" deals, sell one to buy the other. How do I make this happen? Simple, we get house A on the market, do all the normal marketing strategies, photo's, videos, broker tours, open houses etc. Once we have it under contract, we go through the necessary steps to get past the inspection period. In Arizona, our inspection period lasts 10 calendar days, during which time the home is professionally inspected, checked for termites and any other aspects the buyer wishes to complete. Once we are past those 10 days, and all repairs have been negotiated, its appraisal time. BUT,  once we are past those 10 days, we start our quest to find our next home. Once we find your new home, I have already made sure to give you a few days to move out of Home A, to ensure your moving is as stress free as possible. Once we close on your home, we close on the new one (typically the same day) then you have 3 days to move from point A to point B. Reach out today and we'll get you all set!

Does the new buyer of home A have an issue of the buyer taking 3 days?

In my experience no, I prepare the need in the private remarks of the online listing, so the other agents knows up front. Seller usually has to leave some money on the table in lieu of any potential damage etc. But, knock on wood, no issues to this point. Thanks for the comment.
