Home Sales Luke-Warm for Camas WA in February 2019

Home Sales in Camas basically went "side-ways" this month compared to last month's performance. Here are the highlights we have to report:

  • The Short-Term Average Price Trend moved up about $14,000 (mostly due to last month's big move) this month with the 3-Month Moving Average at 8.29% higher than last year; with the 12-Month Moving Average up 4.69%
     
  • The Inventory level moved up quite a bit to 2.2 months for Resale Homes.   
     
  • Approximately 28 Resale Homes closed in February 2019, compared to 29 Sold in 2018; which is 1 fewer (-3.4%) than in 2018, and the same number as last month;
     
  • REO/Bank Owned property sales were 1 units (3.6% of total); up 1 unit from 0 (0%) in 2018. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2018.

The Average Sales Price is now  approximately $143,390 higher than the Clark County average for this month.

The Unit-Sales this month were the same as last month's, which is keeping the short-term trend from reversing course at this point. With more Pending sales in the queue this soon will start to increase.

Average Closed Sales Prices (shown below) have returned to their upward trend, although the long-term action has been of a leveling nature, which we expect to continue.

With Camas being a relatively smaller town, the relatively "wide" movement of the short-term price trend is expected.  However, with the average sales price of this community so much higher than the Clark County level, we suspect the rest of the County is keeping prices in check for Camas.

The Inventory-by-Month graph shows softness in both New Listings and Pending Sales, with no change; causing Available Inventory to increase slightly.

The middle chart finds the Closed Sales price coming in lower than last month's all-time high; with the Average List Price exploding to a new high that far exceeds anything we've seen in our reporting (the "cause" of this jump is a $13M+ listing with 54 acres on the north side of Lacamas Lake)!

The final chart shows both the Average Days on Market and the Median decreasing moderately as the pace of sales starts to heat up.
