Tips For Buying a Home in SW Florida

A few things to look out for when shopping for your first SW Florida home. 1) Instead of just looking at the surroundings, pay close attention to the ceiling and check for water stains. 2) With mold being prevalent everywhere, pay close attention to light stains on white woodwork, this may be surface mold which is washable and easily treatable. It also may be a tell of a major issue. 3) Check the baseboards for water stains as well as areas under the windows inside the home. If you see water stains, this could become a major issue if mold is between the drywall and outside wall. 4) The smell of mold is quite noticeable if you are aware of it, look out for odor cover ups such as strong perfume smells or other scent release items or lit candles. 5) Check to see if the home/condo has a dehumidifier, if it has one, check the setting. If it is set for 60 degrees or above, a mold issue could exist whether you notice signs or odors or not. I am a Realtor, not a licensed home inspector. However I pay close attention to all the items I have listed as well as many others. The right home is out there for everyone, a good Realtor will do their best to look out for you, not their next paycheck. If you notice signs but still love the property, make sure you have a professional do a mold test for you.
