Pasadena Single Family Market Trends Report...

As I mentioned in my previous Post, this Investor client wanted to know what the demographics were in Pasadena before she was ready to buy some Investment Property. Now with that said, I did some research and at the same time felt this would be a great Blog Post to share for others as well.

Looking at the Average Sales Price, looks like the Single Family Market is pretty strong in Pasadena when it comes to price increases. Hence it would be a good investment even if you only look at the year over year price increases.

Inventory has increase slightly but not enough for all the ney sayers to say that the market is going to change from a Seller's to a Buyer's Market. I just do not see that as a trend in the near term.

When people ask me how is the Real Estate Market the first place I look at is how many days it takes to sell a home. Now you tell me with the average sales price above and the average days on market, How is the Market? My answer is it is fast and it is a Seller's Market. Morning Endre.

At those prices, I would wait a few more days.  I had a friend move back here from California. When he mentioned the prices of property, I didn't believe it.  Of course, back then I wasn't in the business either
