Various Thoughts About Meeting Appraisers in Sacramento

Most of the time when I get a call from an appraiser to view my listing, that call is coming from an appraiser I know from previous transactions. It seems most of the appraisers are in certain pools and they tend to get picked. For example, I never see or hear from an appraiser who tends to blog a lot about appraising, which makes me wonder if that guy ever does any business or much of it. But I do have a regular group of appraisers who call. Just not that one. Maybe it's because a former client threatened to sue him for publishing personal information about her property to which he was not a party, not to mention the information was private not public? Dunno.

In this group, all of the appraisers are experienced and competent. For me to ask to meet them at the property to hand them comps, which they can readily find on their own, is a bit insulting. I've always felt it was important to meet appraisers.  And, yes, I do take comps, even though I know they probably have access to the same data as I.  An example of why I like meeting with them is questions sometimes come up.  For example, on an upscale Fair Oaks home a few years ago, the appraiser wondered why he couldn't gain access to a certain part of the crawl space.  He was only confronted with concrete.  I was surprised that he wanted to crawl it at all.  However, I knew when the home was built on the side of that hill, an extra $10,000 of solid concrete work had been involved, in order to secure the home, and keep it from sliding down the hill.  That house wasn't moving or going anywhere!

I have always went out of my way to meet the appraiser, to me I find it was always in my favor and in the seller's favor. Never considered it insulting  I actually preferred it... there was a time when  it was inappropriate to meet and talk to the appraiser but that was a different time and I am so glad we got rid of that concept and the person who was responsible for it  as well...Endre

Good morning Elizabeth. I always met appraisers and provided them with annotated comps. Yes they can pull them themselves but I wanted them to have the right ones.

Myrl Jeffcoat And for every episode where it was a benefit, there are always more times when it is wasted energy. I believe we have to be selective as to when it is warranted. It is not always warranted.

Endre Barath, Jr. Well you wouldn't find it insulting because you were not the guy whose occupation was being questioned. I'm sure you would find it insulting if a buyer tried to tell you how to negotiate or if a buyer tried to tell you how to write an offer. It helps to put yourself in someone else's shoes, providing you can walk 6 blocks in 5-inch heels.
