I’ve written about incentives before, and that was when the market was in a better state than it is today. So it doesn’t come as a huge surprise to see that developers P&M Project Management are offering a free car to anyone who purchases one of three new luxury first floor apartments in the Brampton development in Cumbria. The 2 bedroom apartments have a guide price of £147,000 and the car will be delivered to your personal allocated space. Before you get too excited it’s not exactly a Porsche (which we’ve seen offered as an incentive before), it’s a Citreon C1 on offer, but it’s still a nice incentive.

Developer Phil Parkin said, “We know that the property market is suffering from a lack of confidence at the moment and we thought that the incentive of  a free car might just encourage potential purchasers to view these fantastic apartments.” And that makes a lot of sense, the novelty value of a free car may not be the deal breaker (it’s worth just under £6k) but it will work to get people through the door to view the properties.

It’s not the only incentive we’ve seen this week either. Foxtons are offering zero commissions to the first 200 instructions at their soon to open Camden branch (read more at TheRatAndMouse). But the best incentive I’ve seen has to be from the US, a developer in San Diego has been offering a BOGOF deal. As in, buy one luxury property in the San Pasqual Valley and get a free 2000 sq.ft home in Esconido. Now that’s an interesting offer! But before you leap up and down thinking you’ve found how to spend that $1.6million that’s been burning a hole in your chinos, the offer ended on May 31st. Damn. Read more at Zillow.

Incentives work.  I saw a private owner offer a free Mercedes to the buyer.  The house sold quickly.  Is your market in The UK real slow now too?

Gary - It has slowed down here as well, properties have been going down in value to their lowest in recent memory but they have been over inflated for years. The average first time buyer has been in their mid-thirties which has been a real problem in the UK. The lowering house prices could have helped first time buyers get on the property ladder but it's been coupled with much, much tigther mortgage policies which means even though the houses have become affordable, no one can meet the mortgage criteria!

Sam - I bet there are all sorts of issues that could be thrown up even though it seems simple enough to tag on a free car (or whatever). There was one property in the UK a few months back that was offering two free school places at the local private boarding school where the waiting list is usually 6-7 years! The seller could do it because they also owned the school but it seems unfair on the parents with children waiting.

I am not sure why most builders are doing this. I think its to retain the selling prices in there developments instead of lowering prices. But its a great ad either way.

Laura - In the UK there is currently a record number of new build apartments laying empty, as you say this is a great ad to differntiate one development from another! 

Scott - It's amazing how people get excited by 'free' things....but of course there is no such thing as a free lunch! They'll be paying for it somehow.
