Have you ever noticed how your attitude affects your client's perspective?  When you approach a challenge with a ‘solution' attitude it can make a huge difference in someone else's life.

Last night I got a call from a ‘now' client.  She was referred to me via a friend of a friend.  Apparently she purchased a home few years back but got an opportunity to purchase her ‘dream home' one year later.  She had renters in the home she initially purchased.  They didn't maintain a level of care.  It has become too overwhelming financially to continue making two mortgage payments with no rental income.  The home is not inhabitable at this time.  However, with a little elbow grease and a few repairs it will be right as rain.

When the phone rang I was in the middle of ‘everything'.  I had been tipped off that she would be calling so I made time for her.  From the beginning of the conversation I had a positive attitude.  I literally answered the phone with a smile.

After listening to her at length I finally interrupted.  I said," Look, unfortunately you are not alone.  Many families are facing the same situation.  Regardless of what you are hearing in the national media this has been a problem for as long as there have been mortgage loans.  I have been working with families like yours for over eight years now.  I can help you.  This is not my first rodeo!"

I went on to explain her options of listing just below market to get it sold, forbearance work outs, short sales, and the process of foreclosure.  I made it a point to focus on staying positive but made myself absolutely clear about the seriousness of the situation.

Something struck me as odd.  She suddenly changed her tone from worried and stressed to down right cheerful!  She said, "Thank you for spending the time to explain all of this to me.  I will do the things you suggested.  I have confidence we can get it sold.  Now at least I will sleep better tonight."

I got off the phone and went about my evening feeling good.  Granted, I was only doing my job but I didn't expect that I could actually ‘cheer her up'.  It is amazing to me how my attitude affected her outlook.

My point is this- Your attitude affects everyone around you.  Simply by leaning toward the ‘positive' you can affect someone else's ‘sleep' in a good way.

BTW- There may already be a buyer.  I received a call this morning from an agent asking me about the area with the specific criteria of this house.  "While I was writing this post!"
