Have you ever noticed how your attitude affects your client's perspective?  When you approach a challenge with a ‘solution' attitude it can make a huge difference in someone else's life.

Last night I got a call from a ‘now' client.  She was referred to me via a friend of a friend.  Apparently she purchased a home few years back but got an opportunity to purchase her ‘dream home' one year later.  She had renters in the home she initially purchased.  They didn't maintain a level of care.  It has become too overwhelming financially to continue making two mortgage payments with no rental income.  The home is not inhabitable at this time.  However, with a little elbow grease and a few repairs it will be right as rain.

When the phone rang I was in the middle of ‘everything'.  I had been tipped off that she would be calling so I made time for her.  From the beginning of the conversation I had a positive attitude.  I literally answered the phone with a smile.

After listening to her at length I finally interrupted.  I said," Look, unfortunately you are not alone.  Many families are facing the same situation.  Regardless of what you are hearing in the national media this has been a problem for as long as there have been mortgage loans.  I have been working with families like yours for over eight years now.  I can help you.  This is not my first rodeo!"

I went on to explain her options of listing just below market to get it sold, forbearance work outs, short sales, and the process of foreclosure.  I made it a point to focus on staying positive but made myself absolutely clear about the seriousness of the situation.

Something struck me as odd.  She suddenly changed her tone from worried and stressed to down right cheerful!  She said, "Thank you for spending the time to explain all of this to me.  I will do the things you suggested.  I have confidence we can get it sold.  Now at least I will sleep better tonight."

I got off the phone and went about my evening feeling good.  Granted, I was only doing my job but I didn't expect that I could actually ‘cheer her up'.  It is amazing to me how my attitude affected her outlook.

My point is this- Your attitude affects everyone around you.  Simply by leaning toward the ‘positive' you can affect someone else's ‘sleep' in a good way.

BTW- There may already be a buyer.  I received a call this morning from an agent asking me about the area with the specific criteria of this house.  "While I was writing this post!"

Melody, it is so true that a smile and good "tude" (your word, not mine!) go a long way.  and it is our job to blow some happy smoke and ease the nerves of our clients.  Manage expectations etc.  There has been so much negative in the media that we need to turn it all around and re produce it in the brighter light.  Take a look at my blog from April 17.... Called Foreclosure myths  I was experiencing some serious attitude while reading the paper so I tore apart an article that on the surface was about as negative as it can get, but if you look at the actual details it is no where near as bad as the media would lead us to believe

You are right. On the flip side, I went to a listing appointment yesterday. The sellers were out of their minds. They wanted to be the highest priced house in the neighborhood and their house needed work! They told me that their last agent appeared to be working for the buyer when she brought them an offer of 4K less then they were asking. I was getting a very negative feeling about them and didn't want the listing. I was polite, but told them straight up that if they wanted to be the most expensive listing, I didn't want to work with them. They haven't called me back and I couldn't care less. I'm actually relieved.

Melody, your are so right about maintaining our attitudes.  I am a naturally "up" person but right now it is very hard.  I strive to keep my clients up and stay honest and factual at the same time.  Great Blog and thanks for the reminders!

BTW thanks for your comment on my blogpost.

Your attitude changes the input and ultimatley how you process the situation.

As they say, a bucked of trash in your living room spilled all over is a bucked of trash spilled all over. What the real difference is how you pick it up and clean it out. Attitude is going to be the deciding factor if your are going to be tired and give up for the day, or energized and help you master other though tasks.
