Think about this when marketing your listings:

If a consumer is seeking information about homes for sale in an area they may not be totally familiar with, why do you think they would care about an address until AFTER they have located the City & State first?

They wouldn't know the address until they arrive at the location (your City & State) first, so how could they provide Google or any other search engine with a search title by address until they know it?

If you place anything in front of the City & State part of the title, you are missing the point of the power of using your City & State first and THEN adding your listing's address to the title of your posts.

This group is not Listings By Address and was designed to give you better results with the premise of the various Search Engines looking for property for sale in your area by the location first, such as your City and State.

By putting the City & State first, then your title, you are maximizing your search engine results by being repetitive in your location announcements. If you want to be known as the expert for your area, you must promote your City & State, and then your listings to get the best search engine results.

Only consumers that already know about your listing will, perhaps, then re-search it later by address. They first go to the City and State, so you will do your listings a favor by composing your title using City & State first, then add whatever title you want.

The other group, "Listings by Address" does not care what order your title is in as long as the address is in the title, so, if you are going to post to both groups, that is fine, but this group will get better results if you follow the format and guidelines, CITY & STATE: the your title.

Here are the Short & Sweet Guidelines once again:

GROUP: CITY & STATE: Listings and Market Reports

Post only: Listings and market condition reports or statistics

HEADING: MUST start with City or County or Area, then 2 letter State: then your title.

Posts that do not follow the format and concept of the Group: will be removed.

EXCEPT for listing agents in Maryland and Northern Virginia.  They should always title their post with the address of the property beginning with the house number, followed by the street name and then city/state/  Further, they should never use the zip code.

Actually, Google is smarter than folks give them credit.  Google can read from left to right and from right to left.  Uh huh.

Its true, Google is smart, but some folks only put the name of a "subdivision" or other much smaller area of a large city, without naming the city or state, and they are missing the consumers that don't know names of subdivisions, but do know what city they wish to study.

When I search any other location, I put in the city & state and then learn about the market, I do not want to limit myself to ONLY one listing, just because there is an address in the post title. I don't see where I am all that different from the average consumer. (Now there could be an argument about my being normal otherwise, but that is another story....)

You have a great deal of experience, so if you could, perhaps, further your explanation about the EXCEPT part of your comment, we can learn from you.
