We have all had those challenging cross deals. Whether it is something with the buyer, seller, lender, appraiser, most deals have a bit of a hick-up. I just finished one with several hick-ups along the way, but since I was working with a professional who was calm and easy to work with, we got through everything.
Along the way, I could have been difficult or refused to bend a bit. The other agent could have been stubborn and unresponsive. I had the seller in this sale. When the lender went silent for several days when the appraisal should have been ordered, we found out he changed lending companies. Again, we all took a deep breath and kept our eye on the closing date.
The buyers moved across the country with a set of twins under 2 yrs of age and a special needs infant. Not an easy trick! We all kept our cool. When the buyer removed the wife from the contract and added the husband's parents, we remained calm. A few more documents to sign but not a deal killer!
The lender was learning some processes at his new company, and delayed the closing a few days, again, fortunately, my sellers remained calm (moving to an apartment) so no stress about needing their funds to close on a new home.
As the closing date started to slip, my sellers remained calm. They had multiple offers on the (first day on the market) and really wanted this family to have their home. They were the original owners and raised their family in this house. They also understood the challenges of the buyers and their family.
The buyer's agent and I stayed in touch and kept in contact with our clients. We happily closed, even a day earlier. This caused my sellers to have to rush a day in getting moved into their new apartment, caused challenges with transferring utilities, etc. Through it all, constant communication and a positive outlook kept everything together.
This is one agent I would be happy to work with again!
