Stroh Ranch Neighborhood - Parker, CO Market Update March 2019

Stroh Ranch is a highly desired community in South Parker 80134.     This community is located West of Parker Road (Highway 83) between Hess Road and Stroh.    You will find single family homes, condos and townhomes.   Many of the homes in Anthology (to the West of this community) have this legal description, and will show up in searches.  You will know they are in Anthology, as they were all built in 2000s.  There are currently 1,292 homes in Stroh Ranch.   If you commute to downtown Denver, your commute will be 30-45 minutes depending on traffic and weather.   Snow will increase this drive.   However, if you catch the light rail at I-25 and Lincoln, this commute will be shorter.   There are two hospitals within close proximity of Stroh Ranch - Sky Ridge with is in Lone Tree off I-25 & Lincoln, and there is Parker Adventist at Parker Road & E-470.   Parker Adventist is a Children's hospital and is equipped with a Level II trauma center.

 

You will find homes built in Stroh Ranch from 1988 to new builds (but again, these are really in Anthology).   There are ranches, two story homes, tri-levels and 4-level homes with 700 square feet (condos) up to 4,888 finished square feet in the single family homes.  Two car garages are common, but there are several 3 car options in this neighborhood.  You will find average sized yards within this community.

Actives - 10 properties priced from $379,950 and $475,000 

We are finally seeing activity, as Denver and surrounding neighborhoods have seen winter this year, and more snow than previous years.   With the interest rate decrease, we are seeing more buyers entering the real estate market.

Days on Market - averaging 25 days on market, these homes were built from 1990 to 2004.

 

Homes for sale in Stroh Ranch

 

Under Contracts - 10 properties priced from $349,500 to $465,000

Average days on market were only 7 days.   These homes were built from 1988 to 2006. 

 

 

How did the Market do in 1st Quarter 2019

Solds - 5 properties sold ranging from $355,000 to $444,000

Days on Market - 21 days

List to Sold Price - 101.26%

Average Sold Price - $400,000

 

As you can see, homes are selling and most at full price or higher, and those priced well and show immaculate are selling in this neighborhood.   

 

 

 

 

There are some great mountain views available from in and around Stroh Ranch, and in fact from most areas in Parker CO.

 

 

 

 

 

Here is how 2017 compared to 2018 - 

 

 

School-age children will attend Douglas County schools - Legacy Point Elementary, Sagewood Middle School and Ponderosa High School.

 

The best part about living in Stroh Ranch is having access to the Creekside Community Center.    There are indoor and outdoor pools, racquetball courts, basketball courts (indoor and out) and much more!  Residents love all that Stroh Ranch offers its residents!  There are some larger soccer fields within Stroh Ranch too!   Keep the kiddos busy with the clubhouse and soccer fields!

 

Living in Stroh Ranch, you have lots of retail options within ten minutes, and a multitude of dining (both casual and fine dining) within a short distance.   Buyers have loved living in Parker, with so many small businesses - some retail and many dining options are family owned.
