Yesterday I called Realtor that had a home listed because there was no phone number for the sellers on the MLS listing form. I have seen more and more Realtors submitting listings like this with no contact numbers for the sellers. Mostly "Discount Brokers" are doing this in our area. Our MLS listings have sections for all of the sellers contact numbers. 99% of all owner occupied listings have this information posted.
My buyer only had last evening to look at homes and was making a decision on one of the homes she was planning on looking at. I did not hear back from this Realtor I called until nearly 10:00 p.m. last night and he apologized by saying he was out of cell range all afternoon and early evening. My buyer had already made an offer on another home.
This action of his cost his sellers a showing and a possible offer. With all the properties on the market offered at great prices the last thing any buyer or buyers agent needs is for these kind of games to be played. I understand there are certain situations in which the listing agent needs to take all showing calls but the vast majority of situations like these are when Realtors are just "Control Freaks" that are costing their sellers dearly.
Sellers hire us to market their homes to a ready, willing and able buyer. When a ready, willing and able buyer raises his/her hand and wants to see your home Mr. or Mrs. Seller please think twice about allowing a Realtor to take control of the showing of your home.
