While staging is seen as an optional step, it does play a big role in trying to convince the buyer, especially since the financial transaction is significant. Cracks – If a potential buyer sees cracks in the walls or in the ceiling, then that’s not something that will impress them. Before the house is showcased, the cracks should be fixed. At the very least, the buyer should be informed if there are any problems with the walls or the foundation. Create Atmosphere – In case things need to be taken a step further, engaging a potential buyer emotionally could be a good way to impress. What this means is playing up the attributes of the house and making the place seem memorable to the buyer. Lighting and temperature play a big role, but going the extra mile would involve lighting the fireplace, having some dim background music, or even just keeping the place well aired by having windows opened can end up being a big advantage; not only when it comes to lighting but regarding odors as well.
