Location, location, location! From Sterling there are several major roadways into D.C.
which means there are always different options to take based on traffic. We travel
frequently, and we can be at Dulles Airport within 15 minutes, an inexpensive cab/Uber
ride away, which meant no worries about paying for parking at the airport. On the
weekends, we can be out exploring wine country within 30 minutes or head into D.C. for
dinner and a show and be there within 45 minutes. There are all the amenities you could
hope for; restaurants, shops, movie theaters, bars etc., but without the noise, pollution,
stress, and congestion of D.C.

The area around our home has developed so much since we first bought it back in
2009. We loved heading out to visit wine country on the weekends and spending the day
at our favorite wineries, all between 30 and 45 minutes away.  During the spring and
summer months, we enjoyed walking over to the square to meet friends for drinks or
dinner and listen to the live music in the plaza. When the weather was less ideal, there
are numerous restaurants and high-end movie theaters, including an Alamo Drafthouse.
The Topgolf a few minutes away also made for a fun date night option. Our favorite
restaurants include Sweetwater Tavern, Chuy's, Burton's Grill and Bar, or just going to
the food court at Wegmans.

The neighborhood is truly unique. It is a safe, established, self-contained neighborhood
consisting of 55 homes on three streets, none of which are through streets, so traffic is
always minimal. It is a place where you know your neighbors, who have organized
various get-togethers, including an annual fall-picnic, a book club, and a children's
Halloween parade and party, all with a surprisingly low HOA fee of $150/year. It is a
quiet, family-friendly oasis, in the center of the now well-developed Sterling area. While
the neighborhood itself is quiet and peaceful, only a five minute walk away (across two
streets with pedestrian-friendly crosswalks) is a bustling plaza with restaurants, shops,
bars, coffee shops, and grocery store, while a short walk along Potomac View brings
you to the heavily wooded Claude Moore Recreation Area and Park, with sports fields, a
community center and walking trails.  Within a five to 10-minute drive you have all you
could hope for: Target, Costco, Home Depot, multiple grocery stores (including a
Wegmans!), restaurants, a mall, movie theaters and more. All these amenities at our
fingertips but with a quiet, safe neighborhood that give us the peace we were looking
for.

The first time we walked into the house, we'd looked at dozens of others, and none of
them had felt like home. This home, with its perfect combination of open but still
distinct spaces, was flooded with natural light, and the high ceiling gave the exact sense
of space for which we had been searching so long.  We knew this was the house where
we could entertain as we had been wanting to. We could picture holidays, a fire burning
away in the fireplace, surrounded by friends and family with space for everyone to be
comfortable. As we drove to the home, we loved the quiet, secluded feel of the
neighborhood, and pulling up to the home, we were struck by the mature trees and
space in the yard as well as the two-car driveway/garage, which was a must for us. The
full walkout basement was filled with possibilities, which was exactly what we were
looking for: we could put in a home theater and a workout room, but it could also be
used as living space and a playroom. In the master bedroom, the two window seats, one
with a hidden cedar-lined storage compartment, lent the room a sense of cozy charm
and allowed for beautiful light in the space.

We loved that the house was perfect for entertaining: The large peninsula in the kitchen
was ideal for laying out food for parties or large holiday dinners, and the large pantry
meant that stocking up before hand was never an issue. The kitchen's connection to the
large eat-in space ensured that it never became too crowded when the kitchen
inevitably became the gathering place during parties and holidays. Every room is clearly
delineated by distinct boundaries, but they all have wide openings and flow readily into
each other. We loved the high ceilings, the light, and the sense of space you feel in the
home. The basement is finished and flexible, offering multiple uses within the space,
and potential for future reconfiguration. Storage, storage, storage! We have
accumulated lots of stuff over the years through our many moves, and this house
offered storage for all of it, including two coat closets flanking the front door, a large
pantry in the kitchen, a linen closet in the upstairs hallway, closets in each of the
bedrooms, the utility area in the center of the basement, and an easily accessible attic
with reinforced flooring in the center. We renovated the larger of the two master closets
to include a custom system to enable even more and better organized storage, and the
master bath to provide a spa experience with deep soaker tub, glass enclosed shower
and dual vanities.

We have completed many updates since owning the home which include:
new HVAC system, new hot water heater, new driveway, new garage doors, all new
carpet and paint throughout this month. We also added triple pane windows which
have a transferable life time warranty. We also had radiant barrier and extra blown-in
insulation added to the attic to improve the comfort and energy performance of the
home.
