1) Value – In today’s market, almost everything is negotiable. Many home builders, if you negotiate well, will often help contribute down payment and almost always money towards closing costs; thus saving you what can amount to a lot of money out of pocket. Further, they are more willing to negotiate pricing, as they have more flexibility in pricing than the resale home seller. Finally, happy community residents and satisfied customers are the best source of new sales for the builder who has many homes available in that neighborhood.

As long as the builder isn't going out of business a new home is fine.  There are also a lot of risks wiht new homes sales in todays market.  That is why they need a good real estate professional like yourself to guide the buyers through the maze.

James, I would agree. Many buyers prefer newer homes...especially the X and Y generation, who are more likely to want homes requiring less maintenance, considered "smart" & can handle all of their techie desires, all while being conscious of the communtity..., so don't forget they should be "green" too! There is a lot to be said for personalizing your home from the slab right to the roof color, and the only real way to do that is by building or buying new. Personally, I like that older homes often have larger lot sizes, but if given the choice, I would buy new too for all the same reasons you listed above.

James-Excellent post and good advice! I had a client who purchased new construction last weekend. The builder was giving 50% off on all upgrades, 5.25% interest on a 30 year fixed mortgage (builder paid for the buy down) and some additional incentives. My clients were in a position to wait for new constructin and got a great deal.

From a Realtor perspective, the bad thing about builders is that buyers feel they don't need an agent when they go to the sales center. I've lost several deals because the buyer had gone to the sales center and registered before they met me. Buyers are always better off with a buyers agent who can give them a representative view of resale as well as new. Also, we ask the builders the questions that buyers may not have thought of.

I agree with comments by Rich. Buyers usually go to new construction on their own not realizing that once they sign in, they can not go with their agent for a certain period of time. I have lost many buyers as a result.

Unfortunately that is the age old question of educating buyers that agents can help them in their negotiations with builders at no cost to them.
