Home prices for single-family previously owned homes are down from 2018 over this year were lower. This spring (2019) there are signs of picking up.  The average sales sold price was up 8.3% over previous month. It is now at its highest since June of 2018.

 

The sales price to list price ratio, which had a peak last spring of 112.4%, had dropped before bottoming out at 99.7% in  December. Since then it is now up to 102%.  Most sellers have more than 1 buyer to select.

 

Home sales volumn were down, year over year. There were 709 homes changed hands in Santa Clara County in April 2017.

 

Inventory continues to expand to a more healthy stage. The area has been in severe shortgage of homes and people had to compete to get a place called their own. It has been higher than the year before. In April, it was up ~70% over previous year same time.

 

Marketing time, or time it takes to get into an accepted sales offer was down to 53 days. It is a result of more activities. Seasonal demand is the driving mechanism.

 

As of May 8, 2019 there are 1,325 homes for sale in Santa Clara County.  

 

Prices for re-sale condos and town homes previous month from the month before but were down year-over-year. The sales price to list price ratio was 101.4%.  Condo sales were down 27% year-over-year.  Inventory continues to expand.  Previously home owners had to settle for multifaimily or PUD from fierce competion especially near job centers. Now the same group of home owners have a choice such as smaller homes or new housings.

Once you see all homes are over 1M. It does not seem to matter whether it is a 1.2 or 1.9M anymore.
