What is the line between Feedback and complaining?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

An interesting call when a Buyer Broker calls and rambles on for five straight minutes how poor of a condition on of my new Manchester NH area Home listings is. I was driving, so she was on speaker. I let her ramble on until she was done.

She then proceeded to tell me how over priced the home was. That no one will ever buy it. That is when I had enough and told her it went under contract in 2 days with 7 full price or over offers. SO the price was pretty correct.

She was beside herself as she turned on me and told me how much her buyer wanted this home. My reply was, that i they liked it they should not have waited a week after they saw it to make an offer. AND tearing up the property, insulting my seller and insulting me.... is not a hood approach to get a discounted price for your buyer.

Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

What a nasty attitude from the buyer's agent. But love that you were able to tell her it sold - and quickly - and with multiple offers. Bazinga.

I  love feedback and it is very hard to get here.  Agents will not respond when you ask for feedback, having said that, Congratulations on your quick sale.  When you know the market and your listing sales, you know you have done a good Job!!

Hi Scott.... I've come to realize that there are those agents who do this because they think it's a good negotiating strategy. NOT!

Good Morning Scott Godzyk

This is a very poor strategy for the buyer's agent to employ. I agree with what Nina Hollander said.

Hi Scott - I find it an interesting strategy as both Nina Hollander and Doug Dawes have already commented.  There's rarely a day that goes by where we can learn something new in life or in real estate even if it's how NOT to do something.   Scratch my head moments never seem to cease.

Scott- it has become clear to me that you need to buy a supply of this book by Dale Carnegie to hand out to people ..it's titled How to Win Friends and Influence People.

You're right, Scott!  That is a beneficial approach that buyer agent has taken.

That was a well-deserved "Gotcha"!   I learned long ago you get more with sugar than vinegar.  There is a definite difference between feedback and complaining. In my opinion, that agent didn't fit into either of those categories.  They were in a category of their own.
