As per The New York Real Estate Sales Complete Guide 2nd Edition put out by Hondros Learning 2009, an agent owes these to a client in an agency relationship:

Obedience.

Loyalty.

Disclosure.

Confidentiality.

Accountability.

Reasonable Care.

The easily recalled OLD CAR acronym keeps these performance expectations in the forefront of a licensee's  mind.

 

Remembering your relationship and the duties that come with it can be challenging if a client

abotages plans you've already put into motion

Misrepresents information

Initiates roadblocks

Labors unproductively

Eschews any offers of assistance

 

But as recounted below in the uplifting 30 second spot, as part of the Realtor community,  dedication to our clients and ethical service is primary. Realtors and fiduciary should forever be intertwined.
