When the word WONDERFUL is not so wonderful in Real Estate

An interesting afternoon where I was invited to interview to both List a home for sale and help them find a new home. They told me they were interviewing 3 agents. I was the 3rd of the 3 to have an appointments at this Manchester NH area home.

 

I got there about 5 minutes before my appointment. The first agent was still there, it seems they were late and the 2nd agent was still standing on the lawn waiting for their turn. As i got out of the car, they walked over, told me ther frustration and porceeded to leave. Great it was down to 2.

 

As I took some exterior photos the owner came out. She spoke with me and asked why I was taking pictures. I introduced myself and let her know I always take pictures to help me later on if she had questions, I could use them as a reference point. She seemed pleased and welcomed me inside.

 

The first agent continued with their sales pitches sitting down with the wife as the husband took me around. As I walked through the home I asked questions and took lots of notes. I could not help but over hear some thing over and over. It was the word "wonderful". As the 1st agent ramped up their sales pitch to get them to sign right now, the more "wonderfuls" came out, The husband and wife switched. 

 

The wife then taking me up to the bedrooms. I notcied lots of new renovations and upgrades and commented how much i liked them. I asked when it was done. We had a great talk as she asked me questions. 

 

By now the first agent left. The sellers comments how awful the hard sales pitch they were given was. I sat with both sellers as they peppered me with questions. The great thing was after every one of my answers, i did not hear a "wonderful" muttered. We went over the sale of their home and now the biggy. They did not want to sell until the found a new home. They could not buy a new home unless they sold their current home. As the husband spoke, out came the wonderfulls.  

 

I had an answer. Even in this market they can make an offer condition on them selling their home. We can get the home ready to sell and when we do find a home, put it on the market at a good price and get it under contract quickly. They loved the plan. 

 

Soon after I left, I ran into an old client that wants to sell their home. They however want to stay here for the summer and then are moving into their new home in Florida which they already purchased. He would be very flexible in closing any time after August 1, 2019. It was just what the other family said the wanted. I did up a disclosure form for this scenario and made sure everyone accepted and signed. I brought the buyer over and they loved it. They also loved how I listened to what they loved. Now to put it all together and as Dana Carvey once said, "Isn't that wonderful." and this time, wonderful did mean wonderful. 

 

Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Well done, Scott- I reading your posts it occurs to me that one of your assets is that you listen to each client and don't have a one-size-fits all approach to your service!!!
