The Update on the following RANT; The following home was vacant and on the market for over 7 month. After our Staging Consultation on June 12, 2008, they DID repaint the interior and follow some other suggestions which were made - as of today, June 26, 2008 - it is NOW IN ESCROW.

A little Professional Home Staging ADVICE can go a l-o-n-g way!

So many today are out for themselves, trying to earn the "quick buck" regardless of the ramifications or how it is perceived in regards to business. A penny earned, is a penny earned - right?

I beg to differ. I prefer the school of thought that honesty and integrity trumps the amount of money made on any one deal. Why waste my time going from client - to - client  - to - client making a fast buck, when I can build true business relationships that will last over time, thus reaping a bigger reward. Maybe now: maybe not until much later. However,  when serving my clients I would much rather be honest in my humble, professional opinion and build a working relationship built on trust, than to have the other person walk away with a bad taste in their mouth.

Case in point:  A local REA contacted our company to a vacant house in which the owner had been relocated for business and the Relocation Company told her to get the house staged.  After the REA was not only late to the appointment, I called her to find that she hadn't even left the office yet. Instead of getting upset and "sticking it to her", we waited calmly and even informed her that during that time another REA had come to view the home w/ an interested buyer - they spent less than 5 minutes in the house and left. 

Upon entering there were SO many screws, nails, damage to walls and trim from pets, there was even flocked dust lines where the pictures used to be over 6 months before ~ please note that this was a fairly new, gated community.  One bathroom had been sponge painted in bright grass green, and the adjoining bedroom was floor to ceiling navy blue.

We gave an estimate for staging the house, and when the REA replied that the Relocation Company wanted to only stage with what they called "warmers" (cook books, canisters and towels) for $X,  a good percentage of people would say "GREAT!  EASY MONEY!"

But I digress.  I informed the Realtor I would rather they spend whatever money on repainting the house, then to make a quick buck.  Staging is not to distract the buyer with cheesy vignettes from the fact that the walls were filthy.  Cook books would not sell the house for the fact that the kitchen cabinets needed to be reconditioned, and no amount of towels would convince a buyer that the shade of sponged green in a bathroom would be OK to live with, even if only for a while.

Was I crazy to pass up easy money?  Maybe. We could all stand to make a few extra bucks in today's market.  However, I chalk it up to honesty and integrity. I would rather the Realtor and the Relocation Company knows that my company, Platinum Home Staging, Inc. has their best interest at heart.  We're all in this business to sell homes. 

Will she use me on other properties? Maybe.
Will she refer me to other agents?  I hope so.
I guess I'm just making deposits into the bank of karma ~ call me crazy.

This market is crazy but there is no need treat others with disrespect. Time is money and you could have been on a more legitimate appointment. Stick to your principles and you will thrive.

Connie:  As you know I had somewhat of similar situation.  Reputation and Integrity by far are more important than a quick buck.  "Integrity is the essence of everything successful" a quote I alway try to remember.  By the way, where the hell did the description "Warmers" come from?

Integrity will make your business strong. The "quick buck people" will not last that long because they will not be able to build the reputation needed to stay in business.  I had a similar situation also. The agent was late and then proceeded to tell me I just needed some towels and a bowl of fruit. I asked if she had ever used a stager before and she said no, but some girls in my office are stagers and this was the advice they gave me.  I didn't get the job, but the agent signed up to receive my monthly newsletter. We'll see what the future holds!  Good rant!

Connie.....I was in a very similar situation last month.  This house was bank-owned and the bank had given the agent a budget and deadline to spend the money.  The agent told me to spend it however I saw fit.  The house was filthy, and hadn't been cleaned after the owners moved out over 6 months previously.  I felt the best way to improve it's chance of selling was to give it a thorough cleaning first.  So the majority of the budget went for cleaning, washing windows and steam-cleaning the carpet.  I used the small amount left over to stage the bathrooms, kitchen, master bedroom (inflatable bed) and other small touches.  I could have used the entire amount to bring in "real" furniture and up my staging fee, but that was not in the best interest of the bank or agent.

Hi, Terri ~ That's right: You can't put lipstick on a pig (or something like that) LOL - I had never heard of the term "warmers" either.  It was actually the term used by the Relocation Company for "staging".  However, their definition of staging was, and I quote, "canisters in the kitchen, dried flowers on the front door, towels in the bathrooms" ~ I think I stumbled upon a goldmine....but that's another blog.

Connie: You definitely made the right choice. Interesting that the listing agent didn't see something so obvious as the need to paint and patch holes. That is why bringing in a professional home stager is so important.

I have had to tell clients after doing consultations that they would be best to use the budget they have in making the repairs and painting as we'd discussed in the consult.

Connie, I am with you all the way.  If nothing else, the home needs to be clean and if that eats the budget, so be it.  I insist on cleanliness.  I have had this situation happen too many (double digits) times.  Next would be paint and carpet.  I have walked into too many homes where they have staged over dirty stained carpet and it makes the carpet stand out even more.  Same with the walls.  It's tough because once you insist on the walls and carpet, then there's the awful 1/4 inch baseboards.  If it's not in the budget to have them replaced, I have the painter paint them the same color as the wall, so they disappear. 

I think you 100% did the right thing (which is always the toughest road) and just remember, you can continue to stand behind your name, Platinum Home Staging.  Your appraoch to your clientel and establishing long, lasting relationships, is RIGHT ON! You go girl!

Connie, you have to consider your reputation as well. Other REA's will going in & out, what would "fast money" speak to them about the work you do if you had done this job in that way. Dane ~ Yes, I usually do this as well for home owners.  This was a first dealing directly with a Realtor and Corporate Contact.  The Corp. Person was ready to just "write a check" and be done with it (the easy money), but I just couldn't wrap my mind around that one.

Kathy ~ Thank you for your kind words. I wouldn't be happy about it at all.  As I said, no amount of "Warmers" or vignettes would be able to sell the house in it's current state.

You did the right thing by passing this one up!  Integrity is everything in business! By prioritizing the needs of the house and making the proper recommendations to work within your clients budget, I am sure you earned the respect of this realtor!  If this realtor can not see that you did them a favor then perhaps they are the ones trying to make the quick buck!  My wish for you is that for every job you pass up, there will be ten more to fill its spot!  Continued success!

Hi Connie,

You did the right thing for sure - and I call it having a "walk away price."  If I cannot get a quality job done that I would be proud to stand behind and put my name on, I walk away.  The Realtor or Seller may find some other "stager" willing to dump in decor and call it a day (please just don't call it "Staging") - but not us. 

I know some money is better than no money, but a poor quality Staging job will not help feed future business.  I have blogged about this in the past (got myself in some trouble with how I phrased a few things (Get off your back and on your feet - and walk out of the red-light district!) and I am of the firm belief that it is up to US to educate and instill the value of what we do and bring to the table from Staging, and not let the client dictate what they are willing to Spend on the process.  It is an investment - and when Staging is done properly, that investment pays out handsomely!

By the way - I am grooving to the tunes on your blog!  Cool!
