With gas prices being close to $4.00 a gallon in the "live free or die state" of NH I am not just driving people around to look at homes without a "signed buyer agency" contract.  What a waste of time that would be for me.....

Hi Patricia ... I have not yet used one, but you bet I will, beginning with my very next buyer!  Gas costs are a big factor.  But when gas prices rise, a lot of other prices rise as well.  All businesses feel the crunch and the costs are passed on to consumers.  The cost of doing business has gotten more expensive all around.

What is the politest way to say-I can't take you to see homes if you are not qualified or if you do not sign a buyer'r rep agreement. Also, buyer-you need to decide on one area not 5 or 6 since it is obvious you don't know where you want to live.

Just yesterday, I received a call from a lady that wanted to find a rental home in 5 different cities. Of course what she was asking for did not exist in those areas. I did a search to confirm that and told her she needed to look elsewhere. I already talked to another agent and she will accept this referral.

I screen my buyers  very carefully, I don't show if they are not qualified.  That is a waste of everyone's time, seller, buyer,  and mine!

Hi Patricia,

That is a great point and I agree.  Also,  I have had to decline more borrowers than ever recently so it's just as important to make sure they have a true financing pre-approval letter and the mortgage professional has checked their credit and income accurately.

DEFINITELY agree and even in an up-market, myself and most agents I know require a "signed buyer agency" contract before showing homes.  Not only does gas cost money but Time is Money!!!
