So what are the key takeaways from this month's numbers?
- April's numbers were unusually high, so while normally we'd say a dip in sales month to month isn't the greatest news, when you compare to past Mays, you'll see the 46 homes sold was actually one of the better years.
- Prices dropped a bit month to month, but again, April was better than usual, so the drops in May just balanced out April's surge. May's home sales also had a decrease in upper end sales, with no home sold reaching the "luxury" definition of $500,000 or more.
- However, 6 homes did sell for more than $400,000.
- The number of homes under contract is still significant, and Lebanon still has almost as many homes under contract as are not under contract. Buyer demand is still exceeding supply.
- Average time to sell dropped significantly, and half of the homes sold were under contract in 5 days or less.
- New construction sales accounted for 6 of the 46 sales and 21 of the 73 for sale.
- Distressed (short sales and foreclosures) properties accounted for no completed sales. There is one distressed properties (a short sale) NOT under contract.
