Myrl,

Those are interesting stats...are people cooling off on California real estate.  I know that many in Northern Cal Wine country have sold and moved to Incline Village Nevada even though they work in Silicon Valley.  Everyone is anticipating big IPO gains, and our state has VERY high taxes. A

Ron and Alexandra Seigel - Inventory is down in Sacramento, and that is also effecting the number of closings.  You are right about the VERY high tax rates on just about everything - property, gas, sales, etc.

With your pen ding sales up it looks like despite the lower amount of listings there is confidence in the market.

It seems that across the Country there is lower inventory than the previous year. It's a good time for Sacramento County sellers to list now!

Hi Mryl:

This is useful information for potential buyers and sellers, who should be in touch with you for guidance in their purchases and sales. We are seeing shifts here, too, especially as compared to 1 year ago, but it varies by area. Some have more inventory than a year ago, and from earlier this year.

Myrl Jeffcoat - These may be telling signs of a shift. In Texas, people always told me to keep my eyes on the market in California.
