We enjoy working with both the listing side and the buying side of real estate. As a couple...we have different responsibilities in each transaction...and the information we include varies with the needs of each buyer our approach to every transaction is always customized. Working with...and having been educated in both areas helps us better understand both sides of the transaction.
The most important first step is never to assume. We may be working with a downsizing or upsizing buyer...but the last time they bought a house, may have been years ago and forms...procedures etc. have changed since that last purchase. A first time buyer needs special education to understand the process...and the market...not everything on the internet is "real life" .
A transferring buyer coming from another state...or another country may well not be familar with purchasing a home in Wisconsin which could be vastly different than the purchase that may have been made in another area.
Each Buyer gets a binder....with customized contents. A lender list is supplied if a lender is not in place when we meet the Buyer. The choice of lenders on each list is customized to the needs of the Buyer. Some Lenders offer different programs...from VA to rehab loans that may be best suited to a specific Buyer. Knowing which lenders offer what kind of financing is key to being a "good ambassador" for your Buyers.
If there are local attractions that may be of interest from seasonal festivals to skating rinks, ski hills, camping or luxury spas...we supply information on these opporunities...one more way to make people feel at home in Wisconsin.
We have written a booklet that walks the Buyer through the steps of buying a home in Wisconsin. Every Buyer gets this booklet unless it i a seasoned investor or Flipper who makes frequent purchases.
If the Buyer is relocating from another area, our initial interview be it through a "coffee conversation" or email/phone...will help to guide us for inclusions that are most valuable to the Buyer. School age children, kinds of recreation, travel time for employment, cultural activities, veterinarians and dog parks, medical facilities and specialties, academic offerings, sports and other entertainment options are some of the kinds of things that Buyers consider important and that we supply local information that matches these wants and needs.
With prequalification complete we discuss the "musts" and the "wishes" features that the Buyer would like to have in the place that will be their new home. We have many communities throughout southeastern Wisconsin and different home features...ages of homes..opportunities for new or newer construction vary with the area.
Is everything on the list compatible with the housing budget and the area ? Maybe....and if not...we rank the priorities in light of the budget and the availability in the desired area.
One of the things that Buyers especially appreciate is that we print out all the information on each listing including all the pictures supplied a well as the MLS description of room and lot size and any additional documents that may include features of the home. We put all of these in a sleeved sheet protector opposite a sheet labeled "house notes" so that the Binder guide can serve as a reference when the tour is over.
Our "house notes" and accompanying data also is a great help when Buyers are comparing homes...how does the size of this room compare to the last home. When seeing a variety of homes and communities, this is an invaluable tool.
Do you know someone relocating to southeastern Wisconsin ? If you are an agent...we promise to keep you informed as to the progress of the home search...when an offer is made, an inspection is done, the loan is approved and closing is scheduled.We are here to answer questions not only from the Buyer but also keep our referral sources "looped in." If you are an agent and will be paid a referral fee...we let you know when and how it was sent to your Broker..no "mystery mail" wondering when payment will be sent or when it will arrive.
We are still in many areas of Southeastern Wisconsin experiencing "thinventory"....being available and prepared to write an offer is key to Buyers finding their next "happily ever after"...and we work with each Buyer to see that this is indeed the end result of their home search.
