A half doesn't seem like much does it?
A half an apple? That's a snack.
But other times a half can be rather significant, it just depends upon the context.
For instance, there's a home feature that often gets very little press when selling a home, but can be VERY important to daily living: the half bath!
A half bath can be the difference between having enough bathrooms and having an emergency!
If just one person lives in a home, there's no issue with just having one bath.
But the more people in a home, the bigger the gamble when the number of bathrooms is MUCH less than the number of people in the home.
Under normal circumstances, schedules work out.
But what happens when you have abnormal circumstances?
E.g. how often does a stomach bug in a household limit itself to ONE person at a time?
So that half bath just became VERY important didn't it?
It's one of those conversations we have with our buyers, particularly those looking at smaller and older homes that often only come with ONE full bathroom.
By itself that's not a dealbreaker.
Perhaps for the buyers that's adequate.
Or perhaps the home has a floor plan and plumbing placement that would allow for a half (or even a full) bath to be added after purchase.
One thing to keep in mind if the home is on septic is what is the system rated for? The capacity of the installed system may limit (or prevent) the addition of more toilets, so it's worthwhile to confirm with the county health department.
