Let me say, I do not have to "interview" very often. Clients usually refer me to their friends, family or colleagues, and the new client gets a good feel from day one. When I get agent referrals, the clients know their agent "vetted" me, and are comfortable with moving forward. On occasion, I get agents' email stating they gave my name out, along with two other agents. I do that as well, and let the client choose which agent works best for them based on personality, knowledge, and availability.
A couple of weeks ago, an agent (that I don't know) called me and asked me to tell him more about me and my knowledge, experience, etc. That went well, and the Seller called me to set an appointment. In this initial conversation, he asked - what sets you apart from other agents?
It has been years since ANYONE has "interviewed" me, and I was at a loss for words for a short time. I answered with a very honest answer, but after thinking more about this, wasn't the one I wanted to stick in his mind. At our appointment, I went more into detail. He had already interviewed another agent and after we were done, I was awarded the listing.
Today, while going over contracts, he TOLD ME what set me apart from the other very seasoned agent he interviewed and was eye-opening! Over the years I have changed some of my listing presentation to give all the details upfront to the Sellers. Usually, after I am done, there no questions, as everything has been covered in the listing presentation.
Before even going to a listing presentation, (if there is time) I call the HOA and get transfer fees, and any other pertinent information, so to be able to do the net sheet. I know if I can put a sign in the ground, or have a window sign. All data not only for comparison purposes but also what is currently active in the area, so to price the property correctly. My competition used RPR, and the data was not narrowed down to the area of the listing, it was much more generalized.
This Seller appreciated all the work I did ahead of time in preparation for the listing, whether I got it, or not. It sure made me smile this morning!
