An open house for us is a major marketing event...and in this Sellers Market most usually a one time only "Premiere" event that we explain to our clients is a market introduction and everything has to "shine" from the landscaping to the bathroom mirrors and the basement floor...and they "get it". Whatever is not done with their time or talents...we suggest contractors to provide for them. Our Preparation for this "Main Event" is part of our post listing/pre marketing step in the services we provide the Sellers....It's the "Two Step" which has other "dance moves" that meet the rhythm of the market...and produce such beautiful prosperous melodies when the offers are written and the profits calculated...Ca Ching A Ding Ding Ding.
Each two step presentation means a valuation of the home without any changes at all....here is what we believe in the present market will be your list price. The second step may be "a slight change in rhythm"...i.e. paint here...change a faucet there...OR can sometimes mean much more...all dependent upon the home's condition, timing and budget...it may be a whole symphony of flooring, lighting, painting, removing walls...each home has it's own song and sometimes the choice is somewhere in between a "whole new score" and "changing a few bars." Last night was a really fun open house...the Agent who had the house listed came with a new Buyer....we know him and he lives in the area...he had sold that same house two othet times...and told us that it never looked better and hoped his new Buyers would make this the third time he sold it...so do we !
We always say that David will tell if the walls are straight...with his construction background...and I will tell you what color to paint them. Our listing yesterday was virtually staged...however Virtual staging does not include bathrooms and kitchens. We staged those rooms and added our touches to the fireplace mantles, sauna and wall of bookcases in the living room....AND...don't forget...to Feed them and they will come...and they DID !
We want to be sure that every Buyer and every agent has all the information they need to make a good decision about their next happily ever after. Our custom Buyer to Be presentation has several pages...a cover, one sheet detailing the room sizes, taxes, schools etc, one that has the "what's new" and pictures. and one with a floorplan...when Buyers see more than one house and tour multiple communities..it is easy to confuse what house had which room in which location.
Our marketing is thorough...from the condition to the marketing and thru to the closing...it is the service our Sellers deserve and we work hard to provide in every step of the process.
