    When showing property to buyers, your job is to help clients imagine living in the home. Page 1    The quicker you can get them to think about what it would be like to move into the

house, the more quickly you'll help move them to their decision.              BIGthinkingcapwhoa_color.gif

The way to help the buyer move in is to ask questions like these:

  • Laura, would you arrange YOUR furniture this way?               Stock Photography of Young man moving furniture in a room so040170 ... ...
  • How would you arrange it differently?

 

  • Which of these bedrooms would be best for Tim? 

             Clipart

          

  • Where would you place the swing set?                                          Clip Art of Swing Set Color ARJ_064C - Search Clipart, Illustration .. ...  

 

                  

  • Where would the patio table go?             Patio Umbrella, Table, And Chairs Clip Art - Free Clip Art at FunDraw ...

 

  • How would you change the back yard? 

                                            

  • How would you arrange the kitchen?

             Vintage Clip Art - Royalty Free Vintage Clip Art

  • How would your oval nook table fit in this nook area?   

                 Clip Art of Family at dinner table 15477-07dg - Search Clipart ...

  • Where would you put your workbench in the garage?                         Clip Art of Technician installing CD-ROM reader into computer case on ...

 

  • Where do you think the big screen would go?

                                         

  • What do you feel is the best location for the piano?                      Classroom Clipart - Free Clipart, Illustrations, Animations and ...     

Any question that engages the buyer's imagination is a good question. If the answer conveys negative feedback, then the home is probably not the right one for the buyer and you can cross if off the list and move on.

I have observed agent after agent walk buyers through a home making inane comments like, "This is the family room," as if the client may have mistaken it for a kitchen. Assume, quite safely, that buyers know which rooms are living rooms, kitchens, and bedrooms.  They don't need an Agent to tell them what's what. But they do need you to help them trigger their imaginations                       FREE Business Clipart & Photos - Special Clip Art        so they can decide if the rooms within the home are right for them.

Patti, you have excellently zeroed in what I call painting a picture. The idea of imagination with where the furniture goes or the big screen TV is vital for the family to see if the property is a fit.

Christmas tree?  Could be a dangerous question!  Might be Jewish or Muslim or .....

Suggest for featured is one of the flags under the post, Look right where the COMMENTS (4) place is and you will see a red flag.  Click on that and you can then select featured!

I LOVE your question to pose to folks; I hate to assume; cos that has surely gotten me into a heap of trouble throughout my life  haha; BUT..I would assume you are an educated professional that knows how to discern between WHEN you can pose a question like that and when not? Patti.. I couldn't agree with you more.  Sometimes buyers need help, that occurred to me today when I suggest a room in a home would be perfect as a computer room.  My client completely forgot about that, and thought it was a good idea.    All the best of luck.

I make a point of showing the buyer both the positive and negative things inherent to each property including an approximate cost or solution to the issue.

I try to stay on the positive side but it is our job to point out the negatives also. I always feel once they have the location for the Christmas tree we are on a good path!!

Hi Patti,

I love the conscious questions to the buyer. However, I will tell you on the other hand, when I walk into a home and don't say too much about how they would fit into the home. I like when they start moving their furniture in through their own discussions. That is when I know we have a winner! So I try to find a balance in this with my own comments about where they would arrange their furniture and looking for their excitement about how they would move into this home. Building upon their excitment is very rewarding as you likely already know.

Keep selling!!! and smiling!!!
