There is things to do and things NOT TO DO when buying a home. The question of the day is "HOW MANY TIMES SHOULD THE AGENT REMIND THAT BUYER?" This question is brought to you through a recent experience as the Listing Agent selling a Manchester NH area home.

 

How many said 2-3 times? How many said 4 or more times? How many of you said only once?

 

This is where the twist comes in. The buyer was NEVER given any tips or a talk what to do or most important what not to do by their buyer agent. So when the buyer quit their job 2 weeks before closing, everyone was shocked, but should they have been? Yes, the buyer quits their job and still expected to be able to close on their new home. The buyer agent had no comment. The seller was already packed and out of the house.

 

As this deal headed South faster than Snow birds after Thanksgiving, lucky for my seller, I had a plan. While said buyer floundered through the mortgage process, I kept showing the home as Pending, continue to show. That is where I met a relocation buyer coming to NH. It was a cash buyer and I kept their name just case. I called him and he was shocked but also happy as he loved that house. He made a cash offer, close in 2 weeks. Fast forward we closed on time. The seller was able to then close on their new home and everyone lived happily ever after.

 

Wait... What happened to the buyer broker? We never heard back from them.  Wait... what happened to the buyer who quit their job? They asked if I would be their buyer broker to help them buy a home and straighten out the mess they made. I told them they would need a full release from their old agent. 

 

 

 Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Barbara in my end of the business it seems like I am reminding borrowers every day of documents they need to submit.  Some seem to not have any sense of urgency at all.

Hi Barbara Todaro I had a horse property under contract where it was not the buyer's fault, but a first for me. During the inspection, it was determined the septic tank had "imploded", not exploded, and the waste was going into a hole. Deal Dead. Good news we found another home for the buyer. Jeff

While I've heard many stories about why buyers fell off at or close to the closing table. I, until now, never heard of one quitting their job beforehand.  Amazing
