One of our lisiting clients is our dental hygenist. This week, during a scheduled cleaning, she told me her young daughter prayers everynight for their house to sell, but during her prayer quickly adds, but no showings please.
We got a kick out her words, as it really sums it up for many sellers. It's not fun to get your house ready for potential buyers within a few hours notice. Or in this case, keep your bedroom cleaned up everyday, per mom, just in case someone calls.
Their home has only been listed a little over a week too. Imagine the frustration that builds when homes take longer to market, and this one, due to the higher price point and unique amenities, will likely be one of those.
We think there is one important pre-listing project that can make the entire process easier. Pack and store at least one third of your belongings. Having plenty of room, and less items to pick up, works like magic.
Allow children to pick out their most important possessions and remind them how fun it's going to be to unpack toys they haven't seen in while. Consider donating toys, games, and books that are no longer age appropriate.
Moms and dads too, pack away things you don't need, and consider getting rid of things you don't use on a regular basis. We like the 12-month rule, if you haven't used it in the last year, out it goes. Clearing is cathartic and allows space for new energy.
While we can't guarantee young children will enjoy sprucing up their bedrooms every morning, having plenty of room in drawers, cupboards, and closets will make it easier - for all of you.
