Selling your Home? One Important Step to Make the Showing Prep Easier

By
Industry Observer with Nature As Neighbors

One of our lisiting clients is our dental hygenist. This week, during a scheduled cleaning, she told me her young daughter prayers everynight for their house to sell, but during her prayer quickly adds, but no showings please.

We got a kick out her words, as it really sums it up for many sellers. It's not fun to get your house ready for potential buyers within a few hours notice. Or in this case, keep your bedroom cleaned up everyday, per mom, just in case someone calls.

Their home has only been listed a little over a week too. Imagine the frustration that builds when homes take longer to market, and this one, due to the higher price point and unique amenities, will likely be one of those.

We think there is one important pre-listing project that can make the entire process easier. Pack and store at least one third of your belongings. Having plenty of room, and less items to pick up, works like magic.

Allow children to pick out their most important possessions and remind them how fun it's going to be to unpack toys they haven't seen in while. Consider donating toys, games, and books that are no longer age appropriate.

Moms and dads too, pack away things you don't need, and consider getting rid of things you don't use on a regular basis. We like the 12-month rule, if you haven't used it in the last year, out it goes. Clearing is cathartic and allows space for new energy.

While we can't guarantee young children will enjoy sprucing up their bedrooms every morning, having plenty of room in drawers, cupboards, and closets will make it easier - for all of you.

Good morning, Debb and Bernie - I am certain if there is a way to make that child's dream come true it's you two.  Good advice.

Very well said by the little girl, everyone wants their home to sell, but it is often a real hassle to allow for showings.

Hi Debb... totally agree with the "clearing out" exercise and I do it at least three times a year (even when I'm not moving or selling my home). I always feel about 5 pounds lighter when I do! I've found that when sellers have young children, the sooner you involve them, the more invested they become in the sales and showing process.

It can be a hassle for adults but even more so for kids. May her prayer come true as quick as possible even with needed showings. Happy Friday.

Debb and Bernie- from the mouths of babes...no one wants to have showings. But it's how homes are sold.  I do agree...eliminating what you no longer need, want or use is a huge step. Also packing up and storing what you won't use now can help. Off site storage is very affordable.

That has to be an echo spoken by Sellers of many ages...in our current overly popular Sellers Market...a day or two and that is over quickly....we long for a little more balance. Had to smile...we will be selling our Hygenist's Mom's home..!

Hi Sally K. & David L. Hanson anything under about 450K is going fast. The highter priced properties tend to take longer...

Debb Janes EcoBroker and Bernie Stea JD - Your advice is perfect and makes so much sense.

When a home goes on the market, it is very stressful and hard on children, teens, and the elderly. These are the times' agents like you and me are tested the most because we know there are a lot of emotions with the family members who live there.

I wish you and the sellers all the best.

Wayne and Jean Marie Zuhl I know, we actually moved out of our last home before listing it - that's how much I feared constant showings. Lol.

Debb Janes EcoBroker and Bernie Stea JD, A couple years ago I was so impressed by some peoples houses that were prepped properly;I left them a thank you note with the Starbucks card in it. I was immediately reported to my MLS for trying to steal a client by their agent. The client thought it was a nice gesture but the agent was seething mad.

Paul S. Henderson, REALTOR®, CRS What an absolute shame. Agents who lack self-confidence, I assume. I would have thought it was great. D

I totally agree with your tips. We rented a local storage unit to "hide" our things when our home went on sale. It truly did help us keep the house showing-ready.
