"Green" Sustainable Real Estate! It's exciting.  

Things HAPPEN when people start getting together and talking. And the  talk here in the Greater Asheville area, where "THINGS" already are happening is about making wise choices in terms of GREEN.

Asheville, N.C.'s  creative citizenry including a growing number (of ECO Certified® Real Estate Consultants has set its heart on finding "Smart" ways to approach the practice of real estate and to provide healthy choices in land design and use that  enhance a sense of community.

While the environmental  and social benefits of green buildings to a community are clear, until recently, some real estate professionals and their clients questioned whether green-built buildings, added tangible value to a property. Then, Green Value, an independent research study provided in-depth research that concluded that a clear link is beginning to emerge between the market value of a building and its green features.

The study combined a review of literature and case studies and found that not only are green buildings good for the environment, provide healthier places to live and more productive places to work, they can command higher prices. Today's eco-savvy REALTORS® who are well aware of  Asheville's "Smart Growth" plan for centrally situated public facilities, efficient and sustainable use of land, natural resources and energy see this as happy opportunity.  Tied into the preservation of precious landscapes here in the mountains, a green-built-heritage becomes a very attractive  model--one that as REALTORS® I and my fellow ECO Certified® associates are happy to be able to share with our clients.

For REALTORS®, accepting a leadership role in "green-thinking " new ways  not only benefit sour ecology and our economy...but all concerned.

Great news on your end for Realtors. This is frustrating on my end as we have to deal with cost. Only 1 out of 10 people elect to go green when they discover COST.

Here..with consumer demand leading the way...cost is only about 25 cents more a sq foot...

I have noticed locally a movement among buyers and developers to move more green.  Possibly the price of fuel has everyone thinking more about it.

I think with rising utilities and the increasing amount of capital going into green energy, you are going to really see the cost benefits of green building continue to improve. We are already seeing this change.

Soon consumer demand will be driving the COST down...it's only about 25 cents per sqft more here in Asheville...So hang on...the consumers are on the way!

I love what you guys are doing in Asheville. I know it always was a progressive place, but it is still exciting to hear about green building taking such a root there... Good job in spearheading a lot of that!

 

...but, if you ever get tired, maybe you want to move on down to Tallahassee !?!

As a real estae professional with a BIG interest in positive trends, I am SO excited to be a part of the green trend here in Asheville. Our clients are on the lookout for Green-built homes and eco-developments and LAND where they can preserve large tracts, and build modestly.

As you suggest, we are lucky. It is a wonderful time to be in the practice of real estate in Asheville, Alex.

I have a number of suggestions for formal/informal training...including. . .if stewardship and sustainability are dear to your heart... investigating the 36-hour NCAR approved designation course for Eco Certified Real Estate Consultants.....

.If you are looking for a good place to start, look no further...=)...It is right here at the Eco-All-Stars Group where about 700 very active AR members reveal amazing information every day...

As you may/may not know...there is "true green" and "faux green"...also known as "green-washing"...As you begin a journey, it may be wise to know where the "faux green" stumbling blocks are as they can take you off on a detour that has no end.
