June 2019 Estero and Bonita Springs Market Overview

The latest Estero and Bonita Springs Real Estate market overview shows June closed sales activity fell compared to last year, however, the slowdown is typical for summer in the Bonita Springs and Estero area. The drop in sales was more notable in the condo market with a 14.2 percent decrease in closings. While the single-family home market only saw a 2.6 percent decrease compared to June of last year. The good news is the average sales price for single-family homes increased slightly.

Most importantly, inventory levels for both condos and single-family homes are now both below 6 percent. The National Association of Realtors considers a healthy market one in which the inventory levels are between 6-7 months worth of supply. Therefore, it is a seller's market right now. So if you currently own property in Bonita Springs or Estero, now is a good time to list your property.  With less inventory, there will be less competition.

June 2019 Estero and Bonita Springs Real Estate Highlights for Single Family Homes

  • Closed sales decreased 2.6 percent from 114 down to 111 homes sold
  • Inventory decreased 4.5 percent down to 554 compared to June of last year 580 homes were for sale
  • Median days to sale decreased to 112 days which represented a 10.4 percent decrease versus last year
  • Average sales price increased from $473,630 up to $486,202 or a 2.7 percent increase
  • Total months' supply of inventory fell 9.4 percent down to 5.8 months supply of inventory

June 2019 Estero and Bonita Springs Real Estate Highlights for Condos

  • Closed sales decreased 14.2 percent down from 113 to 97 condos sold
  • Inventory increased 1.1 percent up to 465 to compared to June of last year when 460 condos were for sale
  • Median days to sale decreased to 128 days which represented a 3.8 percent decline
  • Average sales price decreased from $301,161 down to $283,498 or a 5.9 percent drop
  • Total months' supply of inventory increased 1.9 percent up to 5.4 months supply of inventory
