Showing homes is not all peaches and cream. Some buyers do not have Champagne wishes and caviar dreams. Some want the bad, the ugly, mold and fleas. Did I really read that you must be asking? YES, here in the Manchester NH area there are many Investors who call on me, to find them the best deals.
What are the best deals? Simply put homes in the worst condition. Those that need the most work have the fewer buyers looking at them. Therefore foreclosures, bank owned and estate sales are many of the homes we target. The buyer inspect the home, make a quick list of what the repair costs are. They make their best cash offer as is without any contingencies.
The goal is to buy, fix and list the repaired home back with me to sell. Turning coal into diamonds per say.
I LOVE working with investors, contractors and cash buyers. I work with those on their first deal and those that have done 100's over 20 years.
I also take precautions, having a breathing mask, a flash light and bug spray for those pesky fleas.
