I am not sure who was more excited. On a recent New Listing, the seller was excited to list with me. I was excited to get this new Manchester NH area Home Listing. The sellers had some things to doand showings were suppose to start today as they prepare the home.
Mrs. Buyer Broker may have got too excited. She did not want to wait to show her Buyer. She called and demanded to get in. "Do I know who she is?" she asked when I said showings start Saturday.
Yes I do and she would be able to get in Saturday when the home is ready. Not having any of that, she paraded over the sellers house saying she was there to see the home. Lucky for the seller and for me, I had already gone over this with my Seller. What we went over was that they should not let ANYONE in without a verified appointment. That i would never just send anyone over. The seller also knew we planned out that they had 2 days to remove some excess furniture, get the home and yard ready and fix a couple minor things. The buyer agent with buyers in tow, berated the seller.
Now this is where you may be yelling "report her." Well I did not have to as the seller called the managing broker of Mrs. Buyer Broker when she refused to leave. Later in the day a sobbing buyer called, who happened to be the couple that showed up with our star. They had not even signed a buyer broker agreement and could they see the home when it was ready to be shown?
The moral of the story and the goal of sharing these stories is to let would be sellers know that listing your home is a process. One that should be done right. Showing the home in it's best light is always a must. The seller was happy I warned them about things like this. They were ready and prepared. The house is now ready to show. The ads start today and listing goes live in MLS. It wont be long I will be heading over with a sale pending sign.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
