Homes Sold:  55 (1 Bank/Government Owned, 0 Short Sale, 5 New Construction) UP 19

Average Price:  $304,531 UP $1k

Median Price:  $269,900 UP $22k 

Days on Market Average:  32 DOWN 18 (Median 7 days)

Homes Active 8/17/19  102 UP 19

Homes Pending 8/17/19: 57 DOWN 14

Sales/List %:  98.5%  FLAT

Most Expensive Home Sold:  $950,000

Least Expensive Home Sold:  $113,000

 

So what are the key takeaways from this month's numbers? 

  • June was a down month but July more than made up for it, with 55 homes completing sale.  55 is VERY good for a July, and even better was the median price hitting a new high, not just for July, but any month since January 2013.  And with 55 sales, that's a number that's not easily moved.   
  • 4 homes hit the luxury definition of $500,000 or more. 
  • Homes for sale and not under contract continued to climb, and we've got a new Lebanon listing coming Monday, so that number is going to move a little more. 
  • Average time to sell decreased to just over a month and the median time to sell is a week.  VERY good.
  • New construction sales accounted for 5 of the 55 sales and 16 of the 102 for sale.
  • Distressed (short sales and foreclosures) properties accounted for one completed sale.  There are two distressed properties (2 short sale) NOT under contract.

Even though we're past the normal annual peak of the selling season, there is still PLENTY of home selling still to be done.  It's not too late to get your home sold this year.
