Whether you've been thinking about buying a home or selling a home or even doing both in the Charlotte region, if you've been tempted to "go it alone," here are the many reasons why you should work with a real estate agent and not "go it alone."

 

If You're Selling A Home

If you're selling, a real estate agent's ability to expose your property to a "mass" audience of other agents and the public cannot be overstated. Recent studies show that 95% of buyers search online for a home. In comparison, only 13% use print newspaper ads. Most real estate agents have an internet strategy to promote the sale of your home. Do you? More importantly, can you have an internet strategy to promote your home?

 

And did you know that only 7% of buyers found their home through a yard sign and 1% through a newspaper ad? 78% of buyers found their home through the internet and an agent. No doubt that your chances of selling your home increase considerably when you work with a real estate agent.

 

If you're selling on your own, are you prepared to negotiate with all of the parties involved in a home sale? These include:

  • The buyer who wants the best deal possible
  • The buyer’s agent, who solely represents the best interest of the buyer
  • The buyer’s attorney (in some parts of the country)
  • The home inspection companies, which work for the buyer and will almost always find some problems with the house
  • The appraiser, if there is a question of value

 

And don't forget all the paperwork involved in a home sale, which has increased dramatically as industry disclosures and regulations have become mandatory. That's one of the reasons that the percentage of people who sell on their own has dropped from 19% to 7% over the last 20+ years.

 

You'll most likely net more money than selling on your own. Many homeowners believe  they will save the real estate commission by selling on their own. Keep in mind that the main reason buyers look at FSBO's is because they also believe they can save the real estate agent’s commission. The seller and buyer can’t both save the commission.

If You're Buying A Home

If you're thinking about buying a Charlotte area home and are thinking you can do it on your own... have you considered the fact that the seller has representation for their best interests, so why shouldn't you have representation of your best interests? Even if you're looking at new construction, keep in mind that the very friendly sales agent in the builder's office represents the builder... not you. Should anything go wrong... you'll be on your own.

 

And have you considered what you will do with all the paperwork and the dozens and dozens of steps involved in purchasing a home on your own and in getting a mortgage? Each state has different regulations regarding the contracts required for a successful sale, and these regulations are constantly changing. A true real estate professional is an expert in his or her market and can guide you through the stacks of paperwork necessary to make your dream a reality. Moreover, the right agent will have relationships with mortgate brokers, inspectors, contractors, and other professionals you will need to secure a home.

 

Are you a skilled negotiatior? Can you keep emotions out of the equation when negotiating? In highly competitive today’s market, hiring a talented negotiator could save you thousands, perhaps tens of thousands, of dollars. How will you determine what a home might really be worth in any given market? Hopefully you won't be using Zesstimates! Each step of the way – from the original offer to the possible renegotiation of that offer after a home inspection, to the possible cancellation of the deal based on a troubled appraisal – you need someone who can keep the deal together until it closes.

Nina- excellent. I think that many sellers don't realize that the process doesn't stop once you put that For Sale sign out there. And even if you do get an offer, this is often when an agent truly shows their value.
