Unit Sales Came in Well; While Prices are Much Lower in Battle Ground WA for July 2019

Unit-Home sales improved this month posting 1 more unit when compared to last year and to last month's performance; with sales prices going sideways at a lower level. Here are highlights for this month:

  • The 3-Month Moving Average Sales Price is $399,799 which is down -8.47% compared to the previous year (down slightly from last month); with the 12-Month Moving Average now at $413,633 or, 2.6% higher (a decrease from last month).
     
  • The Inventory level for Resale Homes slipped to 2.6 Months (down 0.1).
     
  • Approximately 49 Pre-owned Homes closed, compared to 48 Sold in July 2018; an increase of 1 homes (2.1%).
     
  • REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2018. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 1 (2.1%) in July 2018.

 The Average Sales Price for Battle Ground slipped slightly to $399,799 this month, and is -$36,987 lower than at this time last year; and now leads Vancouver's price-level by $23,181 (down from last month).

Unit-sales showed slight improvement, with the long-term trend holding at a near-horizontal direction. Year-to-date Battle Ground's unit sales have now fallen behind last year by 11 units (-3.62%).

Moving to the next chart we see the trend for the Average Sales price:

The average sales price's direction has been horizontal for three months now, causing the long-term trend to move down measurably. The price-action we are seeing this summer is more typical of what we see at the later, slower time of the year.

Both New Listings and Pending Sales rose nicely this month; while Closed Sales moved up modestly; resulting in 0.1 months decrease in Active Inventory.  

This month's Average Closed Sales price was down slightly from last month; while the Average Price for New Listings rose up quite a bit.   

Finally, the Average Days on Market moved up by several days, withe Median Days on Market moving up even more.
