When I first start working with a Cincinnati patio home buyer, one of the first things I'm trying to determine is the "why" of why they want a patio home.
Why? Because maybe it's not really a patio home that they want after all, and the better I understand their needs, the better I can find them what they need.
Maybe what they really want is a low maintenance lifestyle, and not necessarily in a patio home. Perhaps a ranch condo will also do? Or in one case, a 3 story townhome in a fantastically located community was what REALLY suited the buyer's needs. Any of those options offers a turnkey lifestyle. Lock up, stop the mail delivery, and off you go for a long weekend or weeks of travel.
Or maybe it's not so much a patio home, but an open floor plan that is needed. Perhaps a ranch home in a "regular" subdivision is what they want. They can save a bunch on their HOA fees and take care of the lawn themselves, or hire out at their discretion. To get that open floor plan, we typically have to focus on newer homes, and sometimes that means new construction. We can match location and budget with the available builders to find the best fit.
Or perhaps it's not so much the home itself, but the community atmosphere that matters most. That's been the case for many of our buyers that have opted for Cincinnati's only true 55+ community, Heritage At Miami Bluffs. With a 9000+ sq ft community center, a full time social director, and over 30 special interest clubs, HMB has been the optimal fit for many of our clients.
Sometimes it takes some evaluation to determine the best fit. That was the case with one of our recent patio home buyer clients. We started the search with patio homes, both resale and new. We included some "regular" ranch and two story homes and new construction in the mix. One resale patio home was appealing enough to offer, but not so perfect as to be willing to give the sellers everything they wanted. And while a new construction patio homes was VERY attractive, the HOA fee of $200/month just wasn't sensible for the buyers. The ultimate solution? An offer written today on a new construction ranch home in Maineville's Turning Leaf community. The floor plan is open and similar to many patio homes, and ultimately the home was a better value for their needs.
Bottom line, the better we understand your needs as a buyer, the better we can help you. While we have a specialty in patio homes, we're flexible and can easily work with ANY type of home to find the best fit.
