You are so right! Great post.
The market has changed considerably. I believe the bottom of most markets in terms of transactional activity was in February. We have seen a very, very slow increase in business each week since then. I do not think we have seen the bottom in terms of price or valuation in most markets and most likely have about 12 months to go for that.
However, we have seen a lot of "bottom feeders" beginning to jump into the market. Property is moving if priced right. It will still not be an easy market and we have a long "crawl" to get out of this hole, but I believe we have seen the worst of it.
Bill I think Realtors who are not comfortable with the use of 1031 exchanges with get lucky or by default do one sale, but those that make it part of their practice will lead to many sales it's that simple. Steve
I am going to give a seminar on the 1031 exchanges in the near future. Wish me luck.
William, Good luck I have attend quite a few of these classes and recently one on tenants in common use of 1031 wher a small group buys first class office buildings , malls or hotels by pooling the down payments and sharing the returns. this is a nice way to complete the balance of a required dollar (level) exchange. you'll do great.
