We found the perfect home with a quick settlement date just before the start of the school year. A home inspection revealed the need for a completely new roof, and we needed it right away. The seller was willing to reduce the sales price to cover the replacement. Buyers wanted roof completion before moving.
We have the right seller, the right buyer, and the right house.
What don’t we have? TIME!
With numerous recommendations, the buyers and the sellers interviewed contractors. This roof was a big job. Complete removal to the studs and replace the three skylights. It seemed impossible. Then I interviewed Booth Brothers, who recently worked with other clients of mine.
I made a proposal offering them the job but with a bit of negotiation. We needed a roof done with perfection. We needed it fast.
What did I have to offer? Hmm, how about my recommendation, a plug on my radio show and the use of my aerial photographer. Negotiation has to be acceptable to all parties, and Booth Brothers wanted the job.
It all came together.
The photographer got before shots. The old roof came off, new roof and skylights went on. When I drove by the house early Wednesday, there were already trucks, materials and a dozen guys on the roof working.
Did I mention this was all done on a handshake? !!

The closing, scheduled for the next morning, changed to later in the afternoon.
