Great tips!  I purchased a property last year with the intent to use it as a homestead but had to rent it out instead (long story).  If it's currently being rented, is that enough informatio for the property to be considered, while following the guidelines, for a like-kind exchange?

Thank you for visiting my blog and commenting.  Yes, it is actually your intent that is key.  You need to have the intent to hold for investment.  You have held the property as rental property for about one year, so you have plenty of time as investment property to qualify for 1031 exchange treatment.
