How Can I Tell If A Home Has Good Resale Value?

I get asked ALL the time by buyers "How can you tell if a home has good resale value!?"

The bulk of my answer is usually the same - LOCATION LOCATION LOCATION – Is the house in a popular neighborhood? Is the location convenient? Walkable to amenities like grocery stores and restaurants (or close enough for a quick drive?) Buying in a desirable and well-developed area is going to be a top sign that the home has good resale value. On the flip side, you also want to make sure that the street itself is quiet. Buying on a busy street could hinder your home sale when you go to sell it again because many buyers don’t want to live on a busy road and will rule it out from the location alone.

Is it in a desirable school district? Even if you don’t have kids yet, this is definitely something to consider. Sometimes the school district lines are split right down the middle of a subdivision and one may be much more desirable than the other. Pay attention to this and know the difference! Many times, the school district is the #1 priority for buyers and will give you a leg up on the competition when you go to sell. In Central Arkansas, I always reccommend that buyers call the school district directly when narrowing down homes for sale in Benton AR so that the buyer has confirmation of what schools their kids (or future kids) will attend. 

Does it have an accommodating floor plan – This would include having at least 3 bedrooms on the same level, one bathtub for kiddos, and a more open concept style living space. Quirky homes can have a lot of character but when you’re looking at the resale value, you want something that is going to appeal to the majority.
